ENGINEERING
1. You are only required to construct the water line and not the hydrant. The
hydrant can be constructed at the time of development. If you wish you may
remove the hydrant from the plans. There may be a conflict between the water
line and sewer manhole as shown on the plans. There must be a minimum 9 -ft
separation between the two. If you remove the hydrant, please include a 2"
blow -off at the end of the water line, as required. You may wish to extend the
PUE at this time such that the hydrant will later be able to be installed without
conflict.

NOTE: Any changes made to the plans, that have not been requested by the City of
College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that have not been pointed out to the City,
will constitute a completely new review.

ENGINEERING
1. Construction documents for water and sewer line extensions are required with this
plat. It appears a fire hydrant may be required for development on Lot 6.
2. Please be aware that this site will be required to meet the City's new Zoning
Ordinance Section 8.10.
3. In your application and note # 4 on plat you show lots as being in C -1 zoning. My
records show this property as being zoned A -P.

ELECTRICAL
1. Developer provides 10' easement from corner of Rock Prairie Road and Edelweiss
Ave. to back of lot. (along Edelweiss Ave.).
2. Coordinate with Electric Division for electric needs per lot.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devises must be installed and tested upon installation as per City
Ordinance 2394.
