SUBJECT: EDELWEISS BUSINESS CTR LT 4 -5 -6 B 4 (FP) - FINAL PLAT
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information by Monday, June 25, 10:00 a.m. to
be scheduled for the next available Planning & Zoning Commission meeting scheduled
for Thursday, July 5, 2001, 7:00 p.m. in the City Hall Council Chambers:
Ten (10) copies of the revised final plat;
One (1) Mylar original with the appropriate signatures;
Two (2) sets of construction documents for the extension of public
infrastructure
If there are comments that you are not addressing with the revised final plat, please
attach a letter explaining the details. If you have any questions or need additional
information, please call me at 764 -3570.

Item: Discussion and possible action on a Final Plat for Edelweiss Business Center
Block 4, Lots 45, and 6 (FP), consisting of 2.52 Acres. (1- 500142)
Applicant: Kerr Surveying
Staff Recommendations: Staff recommends approval as submitted.
Item Summary: This property is at the corner of Rock Prairie Road and Edelweiss
Avenue. There is an existing driveway off Rock Prairie between Lots 3 and 4 into the
access easement. The property will probably take additional access from Edelweiss
Ave. All three lots in the subdivision are currently zoned A -P. The rezoning hearing
established a 15 -ft Landscape Buffer between the A -P property and the R -1 property to
the north. This site will be required to meet the City's new buffer requirement under
Ordinance Section 8.10.
Utilities exist to Lot 3 to the west, but are required for platting of Lots 4, 5, and 6. Plans
are to extend a 6" sewer and 6" waterline through to Lot 6.

Land Use Plan: This area is planned as "Office ".
Thoroughfare Plan: Rock Prairie Road is depicted as a Major Arterial.

Good afternoon! We would like to see the easement extended on the final plat to
prevent future easement dedication by separate instrument to include the fire
hydrant. In order to facilitate this process, the $200 final plat fee will be waived and
this item will be put on the consent agenda for the next Planning & Zoning
Commission meeting scheduled for August 2. If you would like to proceed with this
route, please submit the revised Mylar and 10 copies of the revised final plat.

The final plat was previously approved by the Commission on July 5, 2001. During site
plan review, it was determined that a Public Utility Easement needed to be extended to
provide for site utilities. This additional easement is the only change from the previously
approved final plat.
