SUBJECT: PRIVETT DENTAL - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. The next submittal
will be the third and final review by staff for this round of reviews. If all items have not
been addressed on the next submittal, another $100 processing fee will need to be
submitted for the subsequent set of three (3) reviews. Please address the comments
and submit the following information for further staff review and approval of the plans:
Six (6) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached.
Two (2) revised site plans, and,
One (1) revised landscaping plan.
If there are comments that you are not addressing with the revised site plan, please

OK, we know that the easement in question was supposed to be public, but the perm 'private' was not
taken off the plat per the condition of approval, so what is recorded is private. However we have public
sewer and power installed just like it was ours.
I am going to tell them that they need a blanket easement for us prior to CO for the building currently
under construction. They will need to dedicate a fixed easement over any of our facilities in order to get
the blanket released at any later date.
If anybody has anything else to add, let me know so I can get comments back to them in the morning.

Brett,
The only thing we show is a 30' Private Drainage and Utility Easement.
This was probably done when the Southwood Forest Subdivision was put in. Our transformers that are
setting on this easement actually serve the house in the subdivision. Tony said that we need to get either
a blanket easement or get this one redone.

This is in regards to the privett dental office under construction on the NW corner of Rio Grande and Rock
Prairie.
In looking at a revised site plan, and doing some background checks, I am showing that the utility
easement along the north side of the site as private and not public. I think we have sewer and power
there so this concerns me. We do not show a blanket easement for the project.
Can you check your records/maps and let me know what you show back there? If it's private, we will
need to ask for a dedication. If it's public I'll just have the water service line relocated (again).

I went out this afternoon and took a look at the site. The rezoning concept plan showed all the plantings
within 4 feet of the fence. There's a 30-foot easement against that back property line. I don't have a
problem with the buffer plantings being moved either against the fence (though it looked tight) or between
30 and 35 feet of the rear property line (the first 5 feet outside of the easement).

Molly: We are starting the irrigation at Dr.Privett's office at 1111 Rock
Prairie rd.
There will be a hedge of 67 Wax Myrtles and 9 Water Oak trees along the
north side about 10' from the fence.
There is an underground major electric line,telephone line and a sewer
line pretty close and not always in a straight line. I might could
squeeze in the plants and trees somehow but is this what the City would
want? If the City ever needs to repair something or dig up a utility or
the telephone company also,then the landscape would be torn up.And what
about tree and shrub roots?
I know its in the landscape ordinance but looks like we would cause
future problems down the road.
Dr.Privett wants 4" caliper trees vs. the 2" so I was going to tree spade
the larger ones in. I will ask him if we can go back to the 2" size.At
least we could hand dig those if he will agree to going back to the
smaller size.
Could you please go by and look at the area? All the utilities are marked
with flags or paint on the ground.
I can go by at lunch hour..) have a guy trenching all day for the
irrigation.We won't be landscaping till next weekend or the
following,either May 31 or June 7th. But I need to decide so we know
where to put the irrigation lines today and Saturday.
