Please make a note stating whether or not the property is in the 100-year flood plane referencing FEMA maps. ✓3. Dumpster pad must be a 12' x 12' pad, with curbing around it. 4. The fire hydrant, which is to serve this building, must be within the required distance and on the same side of street. In this case, the hydrant that meets the distance constraint is across Rio Grande and is therefore not in compliance. 5. The "Proposed Building" does not require fire lane. However, plan on meeting fire lane requirements on the "Future" side. At least one lane in the driveway must be a minimum of 20' wide for fire trucks to enter and exit the site. (If you have any questions concerning this matter, please contact Jon Mies "Fire Marshall" (979) 764- 6363). 6. Please make parking lot layout consistent on all sheets. You are depicting handicap- parking spaces in one location on sheet A1.01, not being the same location on sheet C-1. 7. Please edit Landscaping Plan per phone conversation on 06/22/01. 8. Please provide details for barricades to protect existing trees being utilized for point calculations. 9. FYI: for phase two, you may not have more than 1134 square feet of pavement in the landscape reserve without including an island. 10. Please show water demands for each individual water meter and sewer connection. The City will determine tap and meter sizes based on the supplied data. 11. Please be aware that the official plat for this property contains a note that states the property must take access from Rio Grand Blvd. In addition, this may also be a deed restriction per our file documents. As mentioned above, this site will be need to construct a fire hydrant. The fire line and hydrant are considered public infrastructure. The line must be in an easement and a plan and profile of the waterline and hydrant are required on construction documents. You may wish to relocate the water meter to come off the fire line. 2. The drainage report for the Development Permit is being reviewed at this time. If you are not permitted to use the junction box, please plan on re- grading the site in order to drain runoff in another manner. 3. Concerning the 50'x50" access easement on the west side of the property, please consider saving as many of the existing oak trees as possible by adjusting the proposed driveway. Developer pours transformer pad per city specs. 4. Developer provides 30'4" rigid pipe for riser pole if necessary. 5. Developer installs first 10' up the pole, city installs other 20'. Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Device and installed as per City Ordinance 2394. 2. Please note on the site plan whether or not the subject property is within the 100- year flood plane referencing the appropriate FEMA map. J2. Please show fire the lane on phase two. 3. Phase one is not meeting the required landscaping points. It appears that you are counting the landscaping in your required buffer area at the rear of the property toward your landscaping point calculation. Please be aware that the landscaping in the required buffer area cannot count toward your landscaping requirements for your point calculation. 4. Please provide details for barricades to protect the existing trees being utilized for point calculation. 5. Please be aware that if you want site plan approval for phase two, you will have to have approved landscaping/streetscaping approval on this site plan as well. We need you to submit landscaping/streetscaping plans for review. 6. Irrigation plans will have to be approved prior to CO. -07. To be able to do your parking review on phase two, we will need to know the use. If it is going to be office professional or a doctors office. Please show parking requirement table on your site plan. D OC STAFF REVIEW COMMENTS No. 4 Project: PRIVETT DENTAL - 01-00500144 ENGINEERING 1. Remove the service line from adjacent private lot on Capistrano Court. The long east-west run of water service should tie directly to public water line without additional jogs. 2. Water meter location must be shown immediately on east side of common property line where service crosses. 3. Due to the lack of clearance between the water service and the future buildings, the actual depth of water service will be required when permitting the buildings to insure that the service line is not within the bearing zone of the building foundations. If the service is too close, the line or the building will need to be shifted to provide the required clearance. 4. Because the easement platted along the north side of the site is private, not public, a public utility easement will need to be dedicated to cover the existing sewer and power facilities. As long as the revised water service is no closer than 5 feet to any public facility, the easement may be described to divide the two. For expediency, a blanket easement may be used to avoid delay in issuance of the Certificate of Occupancy, with a metes and bounds dedication to follow after the survey work has been performed.
