SUBJECT: PRELIMINARY PLAT for COOPER'S SUBDIVISION (PP)
Item: Discussion and possible action on a PRELIMINARY PLAT for COOPER'S
SUBDIVISION (PP), consisting of two (2), 2.5 acre lots. (1- 500145)
Applicant: STRONG SURVEYING
Staff Recommendations: Staff recommends approval as submitted.
Item Summary: This item is a subdivision of land into two lots fronting the northbound
lane of the State Highway 6 Frontage Road. The Subdivision is south and adjacent to
the Harley Subdivision and just north of the South Fork of Lick Creek at SH 6. No
floodplain appears on any lot, however a minimum first floor elevation will be required
on the final plat. Each lot is approximately 2.5 acres and has 350 feet of frontage. The
subdivision is in the 99 -1 Impact Fee Water Line area. A fee of $500 per Living Unit
Equivalent will be assessed the property at the time of Building Permit. The existing
18" Impact Fee Line and 8" sewer line are sufficient for commercial development of this
property.
Comprehensive Plan Considerations:
Land Use Plan: The LUP depicts the area as Regional Retail. "Regional Retail"
describes areas that permit regional -scale development of tax - generating businesses
such as retail centers, service commercial, and restaurants
Thoroughfare Plan: State Highway 6 is designated as a Freeway/ Expressway. An
arterial street with a crossover is depicted at Barron Road, but does not affect this
plat.

comments and submit the following information by Monday, July 9, 10:00 a.m. to be placed on
the next Planning & Zoning Commission meeting scheduled for Thursday, July 19, 2001, 7:00
p.m. in the City Hall Council Chambers, 1101 Texas Avenue:
