Your construction drawings are not showing connections to existing infrastructure to provide access and utilities to the subdivided lots. In order for your plat to proceed, please show these connections. Or, we will place this plat back on the agenda after the plat application and construction drawings for Westfield Phase 3 has been received. Please be aware that Westfield Phases 2 and 3 and Edelweiss Gartens are all being reviewed and coordinated together and it may take a longer time to return comments than normal. Developer provides temp. blanket easement for construction purposes. 4. Developer provides necessary easements for electric lines as installed. 5. Developer provides street light PUE as per design. Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Device and installed as per City Ordinance 2394. 2. All BackFlow devises must be installed and tested upon installation as per City Ordinance 2394. Concerning the Plat, please change your boundary line (and acreage, if needed) to NOT include the proposed Victoria Avenue. Reviewed by: Spencer Thompson Date: August 2, 2001 ENGINEERING 1. Sheet 1: Please show 1-1/2" water line to lots 26 and 27 as 4" sewer line. 2. Sheet 3: Please show actual Q-10 and Q-100 for designed storm sewer. Please show calculated velocities for actual Q-10 and Q-100 flows at the designed slope, not theoretical slope. Use reduced areas where applicable for velocity calculations. Please plot HGL-10 and HGL-100 on profiles, as required. The storm drain must carry Q-10, while Q-100 must be maintained in the ROW. 3. Please include valve box detail showing 24-sq.in. by 4" concrete block at surface. 4. It appears that several of the storm water lines exceed the flow allowed with the 25% reduction. Please check and verify. 5. It appears the exit velocity of the RCP below Ardenne Court is very high. Please include energy dissipation in the outlet. 6. Concerning the Drainage Report, the adjusted design flows should decrease with the decreased cross-sectional area. Please show actual flows and allowed flows. Please show velocities based on actual installed slope and actual or allowed flows. 7. Concerning the Sewer Report, it is obvious from your report that an 8" line is sufficient for your anticipated service area. What is of concern, is whether the 8" line can efficiently serve as much of your subdivision as you want it to and Westfield Phases 1,2 and 3. The 12" line along the proposed East-West collector was designed to service this area. Please show calculations that demonstrate that the 8" can serve all you are intending it to. 8. Water Report is satisfactory. Please remember as you plan for future phases of this project, that the 24" water line along the proposed SH-40 ROW should be included in your design. It may be necessary to include easements for branches where applicable that were not shown on the preliminary plat. OP requests should be based on the cost difference between the design shown in the water report and the design necessary for an efficient system utilizing the 24" water line. 9.
