HomeMy WebLinkAbout00071284STAFF REPORT Prepared by: TED MAYO Date: JULY 25, 2001 Item: Discussion, and possible action on a FINAL PLAT for the CASTLEGATE SUBDIVISION SECTION 2 PHASE 2 ( 27.55 acres) located northwest of Greens Prairie Road and Southeast of proposed SH 40. (1-500154) Applicant: WALLACE PHILLIPS FOR GREENS PRAIRIE INVESTORS Staff Recommendations: Staff recommends approval of the final plat as submitted. Item Summary: The Section 2, Phase 2 Final Plat includes 60 PDD-H single family (0.36 ac. avg.) lots and complies with the Master Preliminary Plat for the Castlegate Subdivision which was approved by the Planning and Zoning Commission in September 2000. This property was rezoned from A-O to PDD-H in August 2000. The Park Board approved 3.91 acre and 4.35 acre park sites in June 2000. The developer proposes to develop the park sites in accordance with plans approved by the Park Board. Prior to filing of the final plat the developer must construct the approved facilities or post a bond or letter of credit in the amount of $309 per lot. Flood Plain: 2.33 acres at the back of Lots 11, 13, 14, 15, 16, 17 and 18 of Block 2 are in the 100 year flood plain. All of this acreage is shown as a drainage easement. No structures may be placed in this area. Impact Fees: This development is in the Spring Creek Sanitary Sewer Impact Fee Area (97-01) and impact fees of $349.55 per dwelling unit will be due at time of filing of the final plat. Commission Action Options: The Commission has final authority over the final plat. The options regarding the final plat are: ■ Approval with conditions; ■ Approval as submitted; ■ Denial; ■ Defer action only at applicant's request; or, ■ Table only at applicant's request.
