~I . Please show correct zoning for the subject property. You are showing it to be zoned
C-1 (General Commercial), and we show it zoned as A-P (Administrative
/ Professional). You also need to show the zoning for all abutting parcels.
~2. On your parking requirements, your required parking for the studio is 30 spaces and
the required parking for the office/retail is 9 spaces. This will change your total
parking requirement to 39 spaces.
3. You need to show the office, retail and studio uses laid out on the site plan in your
/ building footprint.
/4. Please show water meter location. Please be aware that your water meter must be
located within a right of way or covered by an easement.
V5. Please be aware that not all of your parking end islands comply with the 180 sq. ft.
requirement.
If you are going to have a dumpster, please show the location.
l 7. Fire Lanes are not necessary.
\/8. Please show irrigation layout, and note on the plans that it will need to be approved
prior to CO.
9. Ordinance #1638 Section 8.10 has buffering requirements between Commercial and
Single Family Residential. This would require you to have a 15' landscape buffer and
a solid masonry or concrete wall with a minimum height of 6 feet and a maximum
height of 8 feet and be placed on the common boundary line.

ENGINEERING
1. Include General Notes that all construction shall be in accordance with the
current City of College Station Standard Details and Specifications for Water,
Sewer, Drainage and Street Construction.
2. Please submit a drainage report to supplement the grading plan.
3. Plan & Profiles (P&Ps) with a sealed engineer's estimate are needed for all public
infrastructure. Line W-1 and S-1 are considered service lines. Please provide
(P&Ps) and estimates for the proposed waterline and the sanitary sewer line in
the 25' public utility easement that will be public infrastructure.
4. We do not use sewer meters in the City of College Station.
5. Please provide an Erosion Control Plan.

Developer installs conduit as per city specs and design. 24" sch 40 pvc installed 48"
below finished grade from poser pole to transformer location and from transformer to
property line for future loop feed.
Developer installs service conduit from transformer to building per city specs and
design. (4" gray schedule 40 PVC number of conduit will be determined when we
receive load information.)
Outside disconnect required.
City of College Station Electric Division will install service conductors from
transformer to building.
Service that requires CT type metering will require the developer to provide a
30"X30"X8" lockable CT can. City will provide CT's and meter socket to be mounted
by developers electrician.
Need electric load data, service voltage and main disconnect sizes ASAP
transformer delivery is 15 weeks.
Provide digital autocad version 14 of site utility plan.

Easements will be required for all electric infrastructure as installed. Provide a
temporary blanket easement for construction purposes and upon completion of
project provide meet and bound descriptive easement to release temporary
easement. City of College Station legal dept will prepare all legal documents for
easement once necessary paper work is provided by developer. Signed temporary
blanket easement must be on file to receive electric service.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devises must be installed and tested upon installation as per City
Ordinance 2394.

1. FYI - The original developer put all of the required streetscaping in the
median for this property. Therefore you would not be required to meet that
point or tree requirement, but you would still be required to screen the
parking.

3. Infrastructure (water and sewer) must be constructed, inspected and
accepted by the City before a Development or Building Permit can be
issued.
4. We do not use sewer meters in the City of College Station. Meters for
sanitary sewer do not exist. Sanitary sewer (PVC) is not connected with
tapping sleeves. Tees or wyes must be used. P&Ps are not required for
service lines.
