East (1- 0162) Applicant: Davis Young for Pebble Creek Development Company Staff Recommendations: Staff recommends approval of the requested R-1 zoning district or the less intense R-1 B district. Item Summary: The applicant is requesting the rezoning to continue development in the Pebble Creek Subdivision. The Pebble Creek Subdivision is currently developed as R-1 Single Family. The proposed rezoning is in compliance with the Land Use Plan and the approved Pebble Creek Master Plan. Comprehensive Plan Considerations: The current Land Use Plan shows the subject property as Single Family Residential Medium Density. (3-6 Dwelling Units Per Acre) The Thoroughfare Plan shows the Extension of St. Andrews Drive, which is considered a Minor Collector. The Road extension will be addressed at the platting stage. Item Background: The Pebble Creek Subdivision has been building out during the past decade as a medium density single family development. Commission Action Options: The Commission acts as a recommending body on the question of rezoning, which will be ultimately decided by City Council. The Commission options are: 1. Recommend approval of rezoning as submitted; 2. Recommend approval with physical conditions that will mitigate negative impacts; 3. Recommend a less intense zoning classification (R-1 B): 4. Recommend denial; 5. Table indefinitely; or, 6. Defer action to a specified date. Supporting Materials: 1. Location Map 2. Application 3.
