Dear Ms. Ruiz:
We have prepared responses to the plan review comments from the Planning and
Engineering groups (copy attached) to assist in review of the changes and corrections
we have made to the plans. Our responses are offered in order of the comments as
follows:
Planning
1. Site address and legal description have been added to Sheet C-2.
2. Zoning of land to south has been added to Sheet C-2.
3. Highway 30 right-of-way widths have been added to Sheet C-2.
4. Distances to opposite and adjacent driveways have been added to C-2.
5. We have verified that all parking spaces meet or exceed the 9' minimum width.
Standard dimensions of spaces in lots A and C have been added to Sheets C-8
and C-10. A sketch of Parking Lot B is attached to show that these variable
angle spaces exceed the minimum requirements and the minimum width has
been added to Sheet C-9.
6. These revisions have been made on Sheets C-8 and C-10.
7. See "Y above.
8. The one way drive for Parking Lot B has been revised to be 20' wide.
9. A 6" doweled on curb is proposed along all edges of parking lots that are
proposed to be extended in the future. A preliminary detail was previously
approved by you.
10. This item has been addressed by the Parks and Recreation Department on their
plans.
11. Fire Lanes have been designated and are to have painted curbs with signs
designating the entrances to fire lanes.

12. Additional trees have been added to the Landscape plans by Parks and
Recreation.
IV
Engineering
1. The red line comments have been addressed and the red line plans are
attached.
2. Sheet 16 of the plans is a Sediment and Erosion Control plan. It is our
understanding that the Development Permit will be requested at such time as a
Contractor has been selected to perform the work.
3. A tree protection detail has been added to the Landscape drawings.
4. Although this 6" sewer line can be considered a service, we believe it is in the
Parks and Recreation Department's best interest to have manholes rather than
frequent cleanouts to aid in future maintenance.
5. The City's design standards require the trench backfill over water and sewer lines
to be compacted to 95% Modified Proctor and over storm sewers to be 95%
Standard Proctor. We have added a Civil General Note on Sheet C-1 requiring
95% Modified Proctor backfill compaction for all utility trenches under pavement.
6. Valves have been added to the long run of water line and at both tee branches.
7. Construction details for the water and sewer appurtenances will be in accordance
with the City of College Station Water and Sewer Specifications which include all
of the required details. This entire document is referenced by general note in the
Civil Drawings.
8. Slopes of water lines have been added and where significant vertical deflection is
required, vertical curve data is shown.
9. The handicapped ramp at Parking Lot B has been revised to reflect the
recommended ramp type. Due to the fact that all other locations will be subject
to rainfall run-off flow that must be contained within the gutter, ramps
perpendicular to the curb are proposed. Since these sidewalks will be 10' wide,
there will be approximately four (4) feet of level sidewalk beyond each ramp.
Transmitted herewith are two sets of the site, landscape and civil plans for your review.
Also attached are the "red line" plans showing additional review comments.
