Please be aware that this property will need to be platted. 3. Please show both sides of the 30' Access & Public Utility Easement. 4. Please show all existing utilities and call out their sizes. 5. Need to show more of the existing gas station property as it relates to circulation between the two sites and the feeder road. 6. Show solid waste enclosure. 7. An additional 492 landscaping points are required per streetscape requirement. Your landscaping legend will need to be edited to 1311 required total required points. 2.5" caliper canopy trees are worth 150 points. Live oaks are required to be separated 35' from other Live Oaks. The separation requirement for all other canopy trees is 20 ° minimum from other canopy tree's. 8. Please note that the irrigation plan must be submitted and approved prior to CO. Where is the fire hydrant that serves this structure? Is it within the proper distance. Please show. 5. In this case, this site is in the Carter's Grove Drainage Basin. The requirements for the Carter's Grove Drainage Basin is "100 -year ultimate development." Your drainage report does reflect this requirement. Please refer to the Drainage Policy and Design Standards for site drainage requirements. 2. Please show all water and sewer demands in gpm. The City will size the required meter(s) accordingly. 3. If an irrigation meter is needed for this project, please show estimated demands, location and back -flow preventer. 4. If any work is to be done in TXDOT ROW, please submit permits through this office. 5. Please be sure to submit a Development Permit application. Developer pours transformer pad per city specs. 3. Need electric load data. 4. Developer provides temp. Blanket easement for construction purposes. Once project is complete, provide meets & bounds descriptive easements, our legal department will prepare documents and send out for signatures. When filed by city temporary blanket easement will be released. 5. Developer installs outside disconnect per city ordinance. 6. Developer installs 2 - 4" gray schedule 40 PVC pipe. 48" below finished grade, with pull strings in conduit and caution tape 18" above pipe. For purpose of completing primary loop. 7. Developer installs 2 - 4" gray schedule 40 PVC pipes from transformer to building for electric service. City will pull wire. 8. Developer provides 30' of rigid conduit for riser pole. Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Device and installed as per City Ordinance 2394. 2. All BackFlow devises must be installed and tested upon installation as per City Ordinance 2394.
