Runoff will discharge into an existing triple 8x4 concrete box culvert which is
designed for ultimate flow.

When the adjacent Mobile Gasoline Station was constructed a triple 8x4 concrete
box culvert was built which allowed the owners of the property to build on the
entire tract of land. A report was prepared by Civil Design Services, Inc., Kenneth
R, Rothe, P.E. 210.736.3188, titled " 1.546 ACRES NE CORNER OF HWY 6
(BYPASS) AND HYW 30 (HARVEY ROAD) K.D. TIMMONS PROPERTY
COLLEGE STATION, TEXAS ", and a LOMA submitted to FEMA.
Hydrologic Criteria

Detention discharge / storage calculation method / calculations
The box culvert was designed for ultimate development of this drainage basin and
with the site on a Primary Channel (Carter's Creek, Carters Grove Trib.) no
detention is required nor planned for this site.
Storm recurrence intervals used
The majority of the site will drain to a sump inlet that will discharge directly into
the triple 8x4 concrete box culvert. The inlet is designed to accept Q100.

No, the runoff generated will flow through the driveways, into a sump inlet and
discharge into the box culvert within the owners tract.

During construction erosion control will be obtained using silt fencing and hay bales
around the sump inlet and after construction solid sod will placed on the site.

Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. The next submittal
will be the third and final review by staff for this round of reviews. If all items have not
been addressed on the next submittal, another $100 processing fee will need to be
submitted for the subsequent set of three (3) reviews. Please address the comments and
submit the following information for further staff review and approval of the site plan:
Six (6) sets of construction documents with the revised site and
landscaping plans attached;
Two (2) copies of the revised site plan; and
One (1) copy of the landscape plan.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional
information, please call me at 764 -3570.
