HomeMy WebLinkAbout00071186STAFF REPORT Prepared by: TED MAYO Date: 5/12/01 Item: Discussion, and possible action on a PRELIMINARY PLAT for the ALAM ADDITION LOT 1, BLOCK 1 consisting of 1.75 acres located at the northeast corner of the intersection of Greens Prairie Road and State Highway 6. (1- 500131) Applicant: KALKOMEY, CHARLES FOR AIM INVESTMENT THREE, INC. Staff Recommendations: Staff recommends approval of the preliminary plat as submitted. Item Summary: This is a preliminary Plat of one 1.75 acre lot zoned C -1 out of the Marsh Reeves Subdivision ( approx. 98 acres ) whose Master Development Plan was approved by the Planning and Zoning Commission on March 18, 1999. Previously a preliminary plat of this property was approved by the Commission on March 18, 1999 and a final plat was approved by the Commission on May 6, 1999. This new applicant has chosen to submit a new preliminary plat for the 1.75 acre tract. The preliminary plat complies with the Master Development Plan and is in agreement with the Land Use Plan which shows this area as Regional Retail. The property adjacent to this tract is zoned C -1. This tract will include cross - access easements at the northwest and southeast corners. This plat is in compliance with the subdivision regulations; there are no thoroughfare issues. Commission Action Options: The Commission has final authority over the preliminary plat. The options regarding the final plat are: ■ Approval with conditions; ■ Approval as submitted; ■ Denial; ■ Defer action only at applicant's request; or, ■ Table only at applicant's request. Copy of Preliminary Plat INFRASTRUCTURE AND FACILITIES Water: Water is supplied to the property by an 18" City of College Station waterline that runs along the west edge of this tract under Greens Prairie Road and east down the south side of Greens Prairie Road. Sewer: Sewer service will be taken from a n existing city sanitary sewer manhole at the northeast corner of this tract. The manhole is at the upstream end of an existing 6" sanitary sewer line which runs east and north to the Spring Creek Impact Fee Sewer Line. Streets: The property is bounded on the south by Greens Prairie Road and on the west by the State Highway 6 Frontage Road. Drainage: Will be addressed with the site plan. Flood Plain: There is no 100 year flood plain on this property. Oversize request: None Impact Fees: Impact fees of $349.55 per living unit equivalent will be required at time of issuance of a building permit. NOTIFICATION: NONE REQUIRED
