PLANNING
1. Final Plat: Certificate of Ownership and Dedication-- change University Park
Phase II to Emerald Forest Phase 11 C; metes and bounds-- clarify as noted
on red lined copy.

ENGINEERING
1. Cover Sheet: Note 2-- add "and Drainage".
2. Final Plat: change per planning comments above.
3. Sheet C-2: Clearly show and label all existing and proposed infrastructure
with sizes. Show all new taps; add environmental control features- location of
silt fences, etc. .
4. Sheet C-3: label sidewalk- refer to detail sheet; add curve data at street
corner; profile -sta.'s 5+ vs 19+
5. Sheet C-4: add horizontal curve data to accurately define street; label 4'
concrete sidewalk- refer to detail sheet; add details for concrete valley gutter
at Spring Creek.
6. Sheet C-5: Add horizontal curve data to accurately define street; label
sidewalks-- reference detail sheet; show street width-- 39' BC-BC; point 2 T/C
elevation of 246.50 is in error.
7. Sheet C-6: Double taps are to be 1.5" and single taps are to be 1"; pipe
deflection is not permitted at the joint; minimum radius for 6" PVC is 150'.
8. Sheet C-7: Ditto
9. Sheet C-8: Ditto
10. Sheet C-9: Check flowline elevations at sta.'s 1+00 and 2+00.
11. Sheet C-10: add typical details for pavement sections (28' & 39'); add water
and sewer tap details.
12. Sheet C-11: Sidewalk is 4' wide- 6' behind curb.

ELECTRICAL
1. Blk. 22, Lot 7, need 10 ft easement along side lot line along street.
2. Blk, 21, need 15 ft easement between lots 13 & 14.
3. Blk, 21, need 5 ft easement on lot 15, between lots 15 & 16.
4. Blk, 20, need 5 ft easement on lot 12, between lots 12 & 11.
5. Developer is responsible for the installation of conduit per city spec and
design.
6. Developer is responsible for the installation of street lighting per city spec and
design.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City
Ordinance 2394.
2. Back Flow devises must be tested upon installation as per City Ordinance
2394.

NOTE: Any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and
"bubbled" on your plans. Any additional changes on these plans that have not
been pointed out to the City, will constitute a completely new review.
