ENGINEERING
1. It is my understanding that this plat will be bumped to the June 21, 2001 meeting.
This review is therefore considered cursory. Please make needed changes and
resubmit.

ELECTRICAL
1. Developer is responsible for the installation of electric conduit per city spec and
design.
2. Developer is responsible for the installation of street lighting per city spec and design
3. Blk. 11, Lots 1 - 9 need a 10 ft. PUE at rear of lots.
4. Blk. 11, Lots 10 - 23 need a 20 ft. PUE at rear of lots.
5. Blk. 11, Lots 23 - 26 need a 20 ft. PUE at rear of lots ( 10 ft each side of rear
property line).
6. Phase 2B need a 10 ft PUE along rear of lots backing up to Blk. 6.
7. Blk. 5, Lots 1 - 13 need a 10 ft. PUE at rear of lots.
8. Blk. 5, Lot 13 need a 10 ft. PUE along side lot line along Arnold Rd.
9. Blk. 5, need a 15 ft PUE between lots 9 & 10 (7.5 ft each side of property line).
10. Blk. 5, need a 15 ft PUE between lots 4 & 5 (7.5 ft each side of property line).
11. Blk. 11, need a 15 ft PUE between lots 12 & 13 (7.5 ft each side of property line).
12. Blk. 9, need a 15 ft PUE between lots 9 & 10 (7.5 ft each side of property line).
13. Coordinate location for 5 ft PUE's along lot line where street light service will be
installed per electric
14. Contact electric division personnel before final plat is filed to verify all easements are
accurate on plat.
15. Block 8, will need a 10 ft PUE along rear lot lines along Arnold Rd.

2. Otherwise, plans are approved. Submit mylars for stamping. Please return 4 copies
for City use. Thank you.

ENGINEERING
1. Please consider showing only Phase II on the plat. This will make the
information more legible.
2. Please remove City Council Approval block.
3. Concerning the utility plan, if the City purchases the Greenway, the storm sewer
can discharge at the point it enters the Greenway. Where it is possible, please
limit creek crossings.
4. Lots in Block 11 will need to have an established minimum slab elevation for
construction purposes and 100-yr floodplain, if applicable. Lot 1, Block 5 can use
the 100-year detention pond elevation.
5. Please ensure there are sufficient storm drains to meet requirements.
6. It is assumed that all other platting requirements will be met with construction
plans, ie. Hasselt loop, landscaped buffer, emergency entrance, etc.

Planning
1. None
Engineering
1. Sheet 19. Please consider substituting grassed pavers for the sidewalk west of Hibiscus Loop. It
is my opinion that the 8' bike path being provided by the Developer would suffice for the required
pedestrian walkway along this street.
2. Sheet 20. Please show single water connections to Lot 3 and Lot 8 in Block 11.
3. Sheet 23. Please remember that stormwater lines 24" and less are considered to have a 25%
loss in cross-sectional area and a resulting 25% loss in capacity. Please adjust the design to
accommodate this requirement, i.e. RCP-1, RCP-3, RCP-6, RCP-11.
4. Sheet 35. A drop manhole is required where the invert of the inlet pipe is greater that 2-0' higher
than the invert of the outlet pipe of a manhole. Please include one where the ney line connects to
the existing manhole. Also, your design shows several drop-manholes where this distance is
exactly 2-0'. You may opt to get exclude these from your design or retain them.
5. Please show or note "structural backfill" where piping crosses a street.
