City of College Station, must be explained in your next transmittal letter and
"bubbled" on your plans. Any additional changes on these plans that have not

1 Please specify all easements as existing or proposed.
Please specify all utilities as existing or proposed.
•13. You are showing no interior islands. You are required 180square ft. of interior
island for every 15 parking spaces.
Meters must be located in the Public R.O.W., or within a utility easement.
5 Parking spaces along Southwest Parkway must be screened.
✓6. The landscaping/streetscape point requirement could not be calculated
because, the separation requirement for a Canopy tree is 20 ft. from other
Canopy tree's. Live Oaks must be planted at a minimum of 35 ft. from Live
Oaks as it states in the Zoning Ordinance in section 11.2-G.
J7. Three story buildings must be sprinkled, alarmed and monitored. You must
also show FDC connections.
f8. Dumpster location on southwest side of your site must be facing away from
the R.O.W. of Southwest Parkway.
9. Developer is responsible for providing irrigation on all islands that has
J landscaping or groundcover.
0. Your security gates must have a minimum drive through width of 20 ft.; you
are also required to have a Knox switch box accessible to the Fire
Department. (Please contact the Fire Department).
J 1. The fire hydrants must be relocated to meet the 300-ft. distance requirement.
J12. The Fire Marshal has requested that you have an emergency exit onto
Christine Lane, it can be gated and padlocked.

ENGINEERING
1. In conjunction with comment #7 above, because a 3-story building requires a
ladder truck, it is necessary to have 33' curb radii throughout the fire lane.
Please annotat he curb radii onto Southwest Parkwa Iydthroughout the Z~
fire lane. ,
2. A note under Firlb Flow Requirements on sheet C3 indicates that all buildings
will be sprinkled. Fire lines with asements must be shown up to ea W 1 D

7. Show all utilities in your plan & profiles. For example, show the sanitary sewer
crossings on the waterline plan & profile and visa versa. The vertical
distances need to be checked per TNRCC.
8. The existing sanitary sewer line along the northeast property line is 15"
diameter.
9. We must have a copy of the N.O.I. in order to issue a development permit.
Reference Erosion Control Note #5 on sheet C2.
10. Please submit a drainage report. Please address the receiving waters and
path after the outfall at the south corner of the property.

ELECTRICAL
1. Developer responsible for the installation of conduit per city specs and
design.
2. Developer pours transformer pads per city specs.
3. Developer provides temporary blanket easement for construction purposes.
Upon completion of construction the developer provides meets and bounds
descriptive easement to release the temporary blanket easement.
4. Need electric load information for complex.
5. Need digital (AutoCAD version) of site plan. Email to tmichals(a-)-ci.college-
station.tx.us
6. Coordinate location of meter packs on buildings with electric division
personnel.
7. Main outside disconnect required by ordinance.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City
Ordinance 2394.
2. All Back Flow devices must be installed and tested upon installation as per
City Ordinance 2394.

3. Sanitation: The Site Plan has only 2 enclosures. The minimum needed for 96
units would be 6 eight yard containers. The enclosure dimensions are OK.
