Dear Ms. George:
We are enclosing two (2) sets of revised site plan documents for your final approval. We have also
attached a copy of your comments and referred changes to appropriate sheets. All drawings have
been resealed and dated as of June 5, 2001.
We made a few minor changes to adjust the overall site plan, and have "bubbled" such changes on
sheet "LANDS" (Landscaping Sheet):
1) North future driveway was moved west to align with west parking area 18 thru 23.
2) East future driveway was moved south to align with 24'-0' Landscaping set backline.
3) Southwest parking 24-29 was adjusted to avoid GTE underground access box.
4) Added 510 sq. ft. of addition paving area at southwest corner to facilitate traffic around fuel
canopy. No effect to proposed drainage.
5) Building areas for retail "A", "B", "C" were finalized and adjusted to correspond with actual
floor plan documents. Building total area grew a small amount, not affecting our parking
requirements.
Otherwise, we feel we are pretty much there. Thank you for your efforts. Please concentrate on the
plat submission. If you have any further questions, please feel free to contact me.

The applicant is proposing a new 40' wide driveway off the east frontage road of SH 6 approximately 250'
north of the intersection of SH 6 and Greens Prairie Road.
Included with this letter are three copies of TXDOT Permit Form 1058, and three copies of applicant's
drawings C02 & C03. This submittal has been reviewed and approved by the City.

tangency with the frontage road might encumber the installation of a future driveway on the adjacent
property just north of this tract. In the planning review process for this development the City is requiring a
70' by 65' cross access easement to insure access to the adjacent tract through this tract thereby eliminating
the need for an additional driveway. This easement is shown on the attached Site Plan for this tract.

As per the request of the owner, we have reviewed his desire to provide a single 6-inch water tap on
the existing 18-inch water line for this development. This tap would provide both service to the
proposed fire hydrant and domestic service to the development via a 4-inch tap on the 6-inch line
before the gate valve for the fire hydrant.
Based on a static system pressure of 100 pounds per square inch (psi), a flow of 2.500 gallons per
minute at the fire hydrant would create approximately 110 feet of headloss through the section of
proposed 6-inch line, including the losses through the values and fittings. This headloss would
produce a pressure drop at the hydrant to approximately 52 psi.
Therefore, based on the information provided and the flow calculations, the system should produce
the required 2,500 gpm at a pressure above 20 psi.

Attached please find two pages of the City of College Station Zoning Ordinance which
address requirements for Traffic Control Signs and one page from the McDonalds sign
application showing what I assume to be the standard corporate traffic signs. The one
that appears to meet the City's requirements is indicated. File notes indicate that
requirements for traffic control signs were discussed with the applicant in November
before the application was processed.
