Do the access easements match what is on the final plat? c,01.,t 4rk cliSeasSed 2. Has the final plat been filed? 3. What purpose does the structure on the side of the car wash serve? 4. What is planned on the islands flanking the building entrance? They are required to be landscaped or treated with enhanced paving. 5. Small parking lot islands must extend out to the end of the parking spaces/end island. Also, sidewalk ramps must extend out to the end of the parking space/end island. 6. For orderly and safe parking, instead of using various angles for parking spaces #4 - #13, make the curb face straight so that all the spaces are at a 90-degree angle to the curb face. 7. Please show on the site plan the section of building that will be dedicated to the drive-thru restaurant (with its square footage) and that which will be for retail sales (with its square footage). 8. Does the square footage of the canopy and car wash need to be included in the calculation of parking requirements? 9. There need to be end islands around the employee-designated parking spaces. 10. Interior islands need to be a minimum of 180 ft.2 each (equivalent to a 9 x 20 parking space). 11. The drive-thru aisle width needs to be a minynum of 12'. 12. For commercial properties, driveway throat widths are a maximum of 36'. Please adjust your 37' driveways appropriately. Staff Review Comments Page 1 of 1 13. Please call out the curb radii. 14. Is a sidewalk needed on Greens Prairie? 15. No landscape reserve line is shown-is this necessary? 16. Curbing or knock-out curbing needs to be placed in the access easement until the access is actually shared. Until then, the space leading into the next property should resemble a turnaround--not extending more than 4' off of the current driveway. 17. The screening fence around the dumpster needs to be 8' tall. The gate needs to be removed and the dumpster oriented away from the ROW. 18. Show the SS and W lines within their easements on the site plan. 19. The end islands at the front of the building should be extended so that their edges meet the edge of the parking spaces. 2G.-Trees can not count towards both streetscaping and landscaping requirements. 21.At least 50% of the total landscaping points need to be met with points from canopy trees. 22. All parking islands need to be landscaped or treated with enhanced paving. 23.The dumpster needs to be screened with landscaping. 24. Please note: Irrigation must be permitted prior to CO. 25. Car wash loads need to be included on the water and sanitary sewer legend on the site plan. 26. The emergency shut off needs to be clearly designated and within 75 feet of the pumps. Need a "sealed" Engineer's estimate for all public infrastructure. Drainage Report 35. Figure 1 is inadequate-add topographic maps( 2' contours) for predevelopment and post development-delineate subdrainage areas 36. Drainage from west side north has an increase of 5.72 cfs. This is unacceptable. Need to clearly define methods to reduce peak runoff to an acceptable level on this side of the property. Reviewed by. Final approval of the site plan will not be granted until a final plat is approved and filed. 2. The access easements shown to not match the final plat that was approved by the Commission in 1999. 3. Signs are permitted separately. References to signs are not being reviewed at this time. The sign specs and a site location map need to be turned in with the appropriate building application. 4. The building setbacks shown are not accurate. In areas zoned C-1, the front set back is 25 feet, the side street setback is 15 feet, the side setback is 7.5 feet and the rear setback is 15 feet. On corner lots, it is usually up to the applicant to determine which frontage will be considered the front. 5. Since there are 3 tenants in the building, it is considered a shopping center. Parking requirements for a shopping center under 75,000 sf are 1:150. Your project requires 42 spaces. You are showing 47. The 35 regular spaces and then each of the 12 pump locations counts as one space. Please correct your parking legend to reflect this. 6. Sidewalks are not generally required along roads that are constructed to rural standards, meaning that they have open ditches for drainage. 7. The angled parking in the rear is not considered compact parking. 8. The northbound frontage road is not one way. 9. The fire hydrant needs to be moved so that it is on the right-hand side of one of the drives when entering the site. That way the fire truck may easily connect to it. 10. If you choose to gate your dumpsters, you will be responsible for opening the gates. Our sanitation trucks are a one-man operation, and it is my understanding that they are not supposed to get out of the truck. 11. The canopy over the pumps does not appear to overhang the firelane. An approved TXDOT Permit for the driveway off of SH 6 frontage road will be required before a City Development Permit will be issued. Developer installs conduit per city specs and design. 2 - 4" gray sch 40 pvc install 48" below finished grade from power pole to transformer location and from transformer to property line for future loop feed. 2. Developer installs service conduit from transformer to build per city spec and design. (4" gray sch 40 pvc, number of conduit will be determine when we receive load information.) 3. Developer pours transfomer pad per city specs. 4. All meters on building need to be located at one common location. 5. Outside disconnect required. 6. City of College Station Electric Division will install service conductors from transformer to building. 7. Service that require CT type metering will require the developer to provide a 30" x 30" x 8" lockable CT can. City will provide CT's and Meter Socket to be mounted by developer electrician. 8. Need electric load data, service voltage and main disconnect sizes ASAP (transformer delivery is 15 weeks). 9. Provide digital autocad version 14 of site utility plan. Email to rbolin(a)_ci.college-station.tx.us 10. Easement will be required for all electric infrastructure as installed. Provide a temporary blanket easement for construction purposed and upon completion of project provide meet & bound descriptive easement to release temporary easement. (City of College Station Legal Dept will prepare all legal documents for easement once necessary paper work is provide by developer.) Sign temporary blanket easement must be on file to before electric service can be turned on.
