Reviewed by: JESSICA JIMMERSON Date: ENGINEERING SUBMITTAL OF 5/30/01 1. Civil Construction Documents • Sheets 4&5 please label the 6' wide concrete sidewalk on the north side of Horse Haven Lane. Previously requested. • Sheet 3: Proposed 18" sanitary sewer line is labeled 16" at the northwest corner and 6" at the southeast corner. 2. Please submit a revised Engineer's Cost Estimate that includes the 6' concrete sidewalk on the north side of Horse Haven Lane. Previously requested. 3. Site Plan Sheet SP-1: Need to add pavement thickness, reinforcing sizes and spacing; base and subgrade compaction requirements, and specifications for various pavement sections, ie, fire lanes, parking areas. Staff Review Comments Page 2 of 1 STAFF REVIEW COMMENTS NO. 1 Project: Academy Sports & Outdoors - Site Plan (01-85) PLANNING 1. Area shown on site plan should be consistent and should be the area of Lot 1 only. 2. Clearly delineate the Lot 1 property line. The road is outside the boundary of Lot 1. 3. Not only will the sewerline under the building need to be relocated, but the easement will need to be abandoned as well. 4. Floodway should be noted as drainage easement. 5. Note that the building setback shown is per the PDD zoning. 6. Show the 24-ft landscape reserve line, measured from the property line, along the SH6 and Horse Haven Lane frontages. 7. No more than 1134 SF of parking paving should encroach into the landscape reserve without coming out with an island. The plan may meet this requirement; it is hard for staff to determine without the landscape reserve line drawn in. 8. Show pavement detail on the site plan. 9. Provide landscaping legend that shows the point value of the proposed landscaping vs. the required points per the PDD zoning. 10. Live Oaks must be set back from the street curb by at least 30 ft. It appears that two trees do not meet this requirement. 11. Ensure that end islands are at least 180 SF or 360 SF if they are the end islands of a double parking row. It appears that approx. 5-6 of them do not meet this requirement. 12. Provide some screening along the north side of the firelane, behind the building, to screen the loading dock area. Terra Construction Documents (Sheets 1-11A): • Sheet 2- Water construction note 6: 3* deflection at joints- no deflection is allowed at joints for PVC pipe. • Sheet 4- Sidewalks are required on both sides of minor collectors; please add a sidewalk to the north side of Horse Haven Lane; verify radii of north & south ROW lines and centerline (60' ROW street). DOC Page 1 of 1 • Sheet 5- Ditto, sidewalk on north side and radii; TC @ 8+42 is 257.97 on north side and 257.37 on south side- is this correct? • Sheet 6- (and 5)- 8" fire line is a public line to fire hydrant and must be in a public utility easement. • Sheet 9- Type C Manholes (Brick) are not acceptable; use type A or B inlet. 3. Terra "Private" Documents (Sheets C1-C8) • Sheet C2- note 6; site plumbing notes- 6" min. clearance; change to 12". • Sheet C3- Add sidewalk on north side of Horse Haven Lane. • Sheet C4- 8" Fire Line is a public line to the fire hydrant and must be in a public utility easement (10' minimum).. • Sheet C5- Storm Sewers; 12" RCP- 72 LF & 18" RCP- 97 LF are labeled Public. These are Private Public lines will require public utility easements and must be 18" diameter minimum. • Sheet C8 needs to be sealed by a Registered Professional Engineer. 4. General Need to submit a final Drainage Report reflecting the final storm sewer system and documenting the combined storm sewer/excavated pit/drainage ditch/pond will function as presented. Need to submit a final cost estimate for public infrastructure. Reviewed by: Ted Mayo Date: 4/05/01 ELECTRICAL Developer / Owner is responsible for providing and installing at developers cost: 1. Conduit per Electric Divisions spec and design, 2 - 4" gray sch 40 pvc conduit for primary service, to transformer and through to property line for future loop feed. Any pull boxes required will be furnished by city for the developer to install where necessary. 2. Concrete transformer pads per city specs. 3. Metering will be on transformer, owner / developer is responsible for conduit and conductor for secondary service to building. 4. Responsible for the installation of street lighting per city specs and design. Developer / Owner needs to provide the following: 5. Temporary blanket easement for construction purposes. (Required before CO will be issued) Upon completion of project the developer/owner provides surveyed sealed meets and bounds descriptive easement to cover the electric infrastructure as installed. Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Device and installed as per City Ordinance 2394. 2. According to your Landscape Legend and your Landscaping Plan, it looks as if you are 3short of CP, 12 short of SH, 14 short of LI, 88 short of EP, and 183 short of DW. On the new submittal to correct the Landscaping, Staff requests a legible map. On the current landscaping Plan 1-1.2 & L2.2, it is very hard to do your Landscape calculations. 2. Staff comment #1 area shown on site plan should be consistent and should be the area of lot one only. This still needs to be addressed. 3. Comment #5 from the first round review still needs to be addressed; noting that the building setbacks shown is Per the PDD Zoning. 4. Comment #8 you showed pavement detail on the site plan, but you do not show the curb thickness and reinforcing size/spacing. 5. On sheet SP-1 the proposed road name is misspelled. For 5" thick pavement this should be #4 @ 18" oc each way- see page 9.2 of Zoning Ordinance under surfacing. Ditto paving note No. 4. 3. Cost estimate is ok. Original Staff Comment #1 - area shown on site plan should be consistent and should be the area of lot one only. This still needs to be addressed. The plan shows Lot 1 to be 10.49 acres, while the title block shows 12.75 acres. This is a site plan for Lot 1. The title block should show 10.49 acres. 2. Original Staff Comment #8 - show pavement details. You showed some pavement detail on the site plan, but you do not show the curb thickness and reinforcing size/spacing.
