Project: SCHAFFER ADDITION (PP)-PRELIMINARY PLAT (1-500086)
PLANNING
1. Please identify the R-2 zoning district boundary.
2. In the General Notes or title block, please verify that this will be a duplex
development.
3. Duplexes in an R-2 district have a rear setback of 20 ft.
4. In the General Notes or in the detention pond area, please identify the detention
pond area as common property that will be maintained by a Home Owners
Association.
5. The proposed fire hydrant needs to be moved up the street to insure adequate fire
protection.

ENGINEERING
1. Please change title to "PRELIMINARY PLAT- NOT FOR RECORD"
2. Please include zoning of surrounding tracts in tract descriptions.
3. Please correct chord bearing of property boundary curve.
4. In addition to curve lengths and chord bearings, please include the chord lengths
and radii of all curves somewhere on the preplat, maybe in a table. This is for our
data input purposes.
5. There is floodplain (greenway) on this property, even though it is not designated as
such by FEMA at this time. Please show an approximation of the 100-year
floodplain on plat. Please contact me if you need further information on this item.
6. This area is in an area designated by the City to have a minimum slab elevation of
+1' above flood elevation. Please note minimum slab elevations on preplat
7. Please indicate whether neighboring properties are platted or not as required.
8. The sewer service lines which are to serve two duplex lots is to be 6" minimum.
9. The water service lines which are to serve two duplex lots is to be 2" minimum.

ELECTRICAL
Developer / Owner is responsible for:
1. All Conduit per city spec and design.
2. Providing necessary easement to cover electric infrastructure as installed.
3. 30 ft. of rigid conduit per riser pole (install first 10' - city will install remainder).

4. Developer or builder of duplex is responsible for the installation of conduit from
transformer to building (1-2 inch gray sch 40 pvc).
5. Streetlighting per city spec and design. will be 30 ft. mounting height, 8 ft. arm w/

7. The City Electric division will design electric & street light layout and provide plan
to developer for installation.
