SUBJECT: Schaffer Addition - PmEwinary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information by Monday, April 23, 10:00 a.m. to be placed
on the next available Planning and Zoning Commission meeting scheduled for May 3, 2001,
7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised preliminary plat; and
The Mylar original of the revised preliminary plat.

SUBJECT: PRELIMINARY PLAT for SCHAFFER ADDITION (PP)
Item: Discussion and possible action on a Preliminary Plat for Schaffer Addition (PP),
consisting of 16 lots on 7.76 acres along Graham Road. (1-500086)
Applicant: Aggieland Builders
Staff Recommendations: Staff recommends approval as submitted.
Item Summary: This property is located on the north side of Graham Road and across
from the College Station Intermediate School. It is zoned R-2 and the owner is
proposing a duplex development. It will consist of 16 duplex sized lots. The
subdivision abuts Sun Meadows Subdivision to the west, Phase 1 of which is another
duplex development. Infrastructure additions include domestic water and sewer lines.
Comprehensive Plan Considerations: This property is adjacent to the North Fork of
Lick Creek, the floodplain of which is considered "Greenway". The developer is
contemplating dedication of the floodplain area. This floodplain is not regulated by
FEMA and was calculated from the "Lick Creek Floodplain Study" done by Jeff Tondre,
PE. A meeting with Judy Downs, Greenways Coordinator, scheduled for later this
week, will determine if dedication is feasible.
