HomeMy WebLinkAbout00071062STAFF REVIEW COMMENTS NO. 1 Project: WALGREENS #6822 (SP)-SITE PLAN (1-500088) PLANNING THIS IS A STOP REVIEW DUE TO THE FACT THAT SOME OF THE SITE ISSUES ARE NOT IN COMPLIANCE WITH OUR ZONING ORDINANCE. THIS MAY RESULT IN SIGNIFACANT CHANGES TO THE SITE PLAN. THE FOLLOWING COMMENTS ARE PROVIDED AS A CURSORY REVIEW. THERE WILL BE A COMPLETE SITE PLAN REVIEW ON YOUR NEXT SUBMITTAL. 1. Please designate current zoning for the subject property and the current zoning for the abutting parcels. 2. Please identify all easements as existing or proposed. 3. Please note if subject property is or is not in the 100-year flood plain, referencing the appropriate FEMA map. 4. The required setbacks are not being met on your site plan. Please show all setbacks required in the zoning ordinance for C-1 zoning, on Table A. All structures including the proposed drive through need to meet the building setbacks. y~ 5. The City of College Station Zoning Ordinance requires #4 rebar in curbing. 6. Please note on irrigation plan that irrigation must be installed and approved prior to C.O. 7. Please show all utility lines as proposed or existing. Please show all mains & service \ lines stating size. Also, show whether they are in a ROW or an easement. Please show approximate locations; they need to be field verified. `8. Minimum driveway throat length off of Texas Avenue is 55 feet. Please be aware when TX Dot acquires future ROW, unless you meet throat length for future Tex Dot ROW, you will be nonconforming. This may limit your ability to adjust your site in the future. 9. Need electric load data & service main size. 2. Outside disconnect required. 3. Service conduit, weatherhead and wire from building to pole is responsibility of developer owner. City will assist with pulling wire, enough wire needs to be provided to make connections to transformer. 4. Metering will be CT metered at city power pole. 5. Provide digital, autocad version 14 site plan. E-mail to tmichals@ci.college-station.tx.us 6. Coordinate removal of existing electrical lines with electric division personnel at 979- 764-3438. 7. Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Device and installed as per City Ordinance 2394. 2. Back Flow devises must be tested upon installation as per City Ordinance 2394. No further comments at this time. a) TXDOT permit sent. b) Erosion control OK'd. c) Grading Plan OK'd. d) Drainage Report OK'd. e) Easement dedicated. f) Infrastructure estimate submitted. Development Permit can be approved before TXDOT permits issued, however all related construction will be at contractors risk.
