SUBJECT: FINAL PLAT for STONE FOREST SUBDIVISION PH 3 (FP) Item: Discussion and possible action on a Final plat for Stone Forest Subdivision Phase 3 (FP), consisting of 12.28 acres on Green's Prairie Road and Lakeway Drive. (1-500090) Applicant: Joseph Schultz, P.E. / TEXCON for Johnson Investments, Inc. Staff Recommendations: Staff recommends approval as submitted. Item Summary: This item is a Final Plat of Phase 3 of the Stone Forest Subdivision. The property is zoned R1-B. It includes 41 single-family lots. The Final Plat does match the Approved Preliminary Plat. The plat does meet the City's minimum requirements for final plats. Comprehensive Plan Considerations: Parkland dedication for the entire subdivision is by fee in lieu of land. The subdivision will include infrastructure additions of domestic water, sanitary sewer, storm sewer and streets. A detention pond is located on the northern corner of the property. Phase 2 provided an access (Agate Drive) to Lakeway in addition to the Phase 1 access to Green's Prairie Road. A 20' buffer zone was provided between Stone Forest and Pebble Creek along Agate Drive.
