Development Review Manager SUBJECT: River Place Subdivision Fh. 2 & 3 - Master prelini aryplat Staff reviewed the above-mentioned master preliminary plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, April 23, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for May 3, 2001, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised master preliminary plat; and The Mylar original of the revised master preliminary plat. SUBJECT: MASTER PRELIMINARY PLAT for RIVER PLACE SUB PH 2& 3 (MPP) Item: Discussion and possible action on a Master Preliminary Plat for River Place Subdivision PH 2 & 3 (MPP), consisting of 83 acres on Hope's Creek Road, a portion of which is in the City's ETJ. (1-500093) Applicant: Kling Engineering and Surveying Staff Recommendations: Staff recommends approval as submitted. Item Summary: This item is a Master Preliminary Plat for a subdivision in the City's ETJ between Hope's Creek Road and the Brazos River. The subdivision includes 23 lots, each comprising 2 to 5 acres. The property will be served by Wellborn Water SUD and private, individual OSSFs. Only the north half of the subdivision is in the City's ETJ. This preliminary plat corresponds to the approved Master Development Plan. Phase 3 is not owned by the developer.
