To be able to count the existing landscaping/streetscape points in the TXDOT ROW, the applicant must have permission from the state to retain and maintain what is existing. Please provide a letter from TXDOT stating their approval of the landscaping/Streetscape in the ROW. Reviewed by: Jennifer Reeves/Jessica Jimmerson Date: 05/15/01 ENGINEERING 1. The engineers here at Development Services need to see the estimated demand for domestic water, irrigation water and sewer usage: minimum, average and maximum on the site plan so that we can size the water meters and determine the appropriate utility taps. We understand you are trying to use the existing services, but your demand might require different size meters. There is also the possibility that the services were damaged in the fire. Please provide the estimated demand information in case of these possibilities. 2. Please show existing/proposed utilities and existing/proposed service lines to your proposed building. We must assure that they are properly contained in the appropriate easements. Meters must be contained within an easement. Our record of existing City of College Station water and waste water lines do not show a fire hydrant near the north corner of your property. We do not show a water line near your property. There is a 15" sanitary sewer line in an existing easement along the northeast side of the property. 3. The easements and property line call outs from your final plat (Delraye July 1999) are not properly represented on your site plan. 4. In order to obtain building permits, begin site and structure construction, the site plan must be approved and a Development Permit must be issued. You drainage letter has been approved. The proper utilities, utility services and easements must be affirmed. Reviewed by: Thomas V. It appears that the boundary of some of the landscaping barricading has been omitted from the latest submittal, esp. around the buffer area. 2. According to the landscaping chart, there should be 14 canopy and 20 non- canopy trees in the barricaded areas. Staff can only find 19 total. We need to have that information accurately depicted on the plan so that when an inspector visits the site, it is very clear how many plants of what kind should be in each barricade area. If it is not feasible to graphically depict each area, then call out or note what is in each area. (We do not need to know exactly what is in the buffer area.)
