The submittal is considered incomplete without a landscape/streetscape plan and without a completed checklist. Vegetation that will be protected from construction has to be identified and barricade fencing placed before development of the site begins. Adequate fire protection also needs to be identified. The following comments do not constitute a full review. A complete review will be made with the next submittal. Also, please be aware that staff has not received any information about neighborhood support for the Appomattox curb cut. At this time, staff does not support the Appomattox driveway. 1. The address of the church will be 2475 Earl Rudder Freeway South. Please include this address in the title block of the next submittal. 2. Please indicate the platting of this property. 3. Please note on the site plan that the Raintree Reserve Tract 1 and Raintree Section 3 are zoned R-1. 4. Please indicate ROW widths. 5. Please identify the limits of the 30-ft. access easement. The shading of the easement did not copy onto the site plan. 6. Please show the location and size of the different uses in the building. 7. Please insure that all drive aisles with parking are at least 23 feet. 8. Please identify the height of the screening fence and show that a wooden fence (at the minimum) will be between the subject property and Raintree sections 2 and 3. 9. Please angle the dumpster so it does not face directly down the driveway. 10. Please identify and describe the dumpster's screening fence on the site plan. 11. An existing wire fence to be removed is identified on the plan. It seems that other wire fences will also have to be removed. Please clarify which fences will be removed. 12. Please show fire department connections, show all fire lanes, and identify how fire lanes will be marked. Reviewed by: Spencer Thompson Date: April 30, 2001 ELECTRICAL 1. Developer is responsible for the installation of conduit from riser pole to transformer location. (2 gray sch 40 pvc conduits, installed 48" below finished grade, caution tape 18" above conduit with pull string in conduits) 2. Due to distance of pull from pole to transformer, would like to work to try and make the conduit run with only 2-90 degree bends. (Or a pull box or junction box may be necessary). 3. Developer provides 30' of rigid conduit for the riser pole. 4. Developer pours the transformer pad per city spec. 5. Need electric load data and main service size for building (transformer delivery is currently 20 to 26 weeks). 6. Outside disconnect required. Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Device and installed as per City Ordinance 2394. 2. Back Flow devises must be tested upon installation as per City Ordinance 2394.
