Project: EDELWEISS GARTENS (Bella Vista) -PRELIMINARY PLAT (01-104)
PLANNING
1. Unless adequate access is demonstrated on the Preplat, staff will require a
condition of the approval of the plat be that adequate access is shown prior to
final platting.
a. The platting of half streets is not allowed. Victoria should be shown inside
the bold line of the plat. It may be shaded and annotated as to the
agreement with the neighboring property as to construction. Similar to
what is shown on the corresponding plat.
2. Show zoning lines.
3. Show required buffers.
4. Show lot widths and depths, esp. on cul-de-sacs and street curves.
5. The parkland development fee will be due before the final plats will be filed.
(as opposed to the parkland acquisition fee, which is being met by land
dedication)
6. The location of the Phase III boundary line adjacent to Block 11, Lots 1-17,
appears to be such that initial access to those lots would be from the collector
sized street to the north of the lots. Access to collector streets is limited.
Was the intent for phase line to be on the other side of the alley?

ENGINEERING
1. The City is expecting this development to access the public domestic water
distribution system at the Graham/ Wellborn Road intersection. This line
should run either along the back of the perimeter lots or in the future SH 40
ROW with branches to serve the development as needed. The City will
participate in over-sizing this line from what the development requires to a 24"
line.
2. Please explain the intent of the Public Drainage Easements from the western
most street to the future SH 40 ROW.
3. Chapter 12 §6-C.5.7 of the Ordinances states: In the case of pipelines
carrying flammable gas or fuel, the approximate location, size of line, design
pressure and product transported through the line shall be shown. Please
show the new location of the TXU pipeline and provide the other required
information.

4. Does the F-B pipeline easement, Block7, Lot 19, contain a pipeline? Will it
be relocated. If yes, please see comment #3.
5. Please consider making the "Common Area" adjacent to the proposed park a
part of the park if possible.
6. If the storm drain is discharging to the drainage way on the "Future 6
Townhomes" lot a PUE and/ or PDE will be required (PUE for underground
pipe flow, PDE for overland flow). This may affect future development of this
lot.
7. Where note refers to offsite sewer line from Westfield Phase 3, please avoid
crossing through the City Greenway where possible.

ELECTRICAL
1. Developer responsible for the installation of electric conduit per City specs
and requirements.
2. Developer responsible for the installation of street lighting per city specs and
requirements.
3. Additional easements may be necessary between lots to provide electric
service to properties per city design.
4. 5 ft. easements will be necessary where street light services run between lots
per city design.
