Please show the zoning designations on the plan. You will need to show the zoning district boundaries when they are not the same as the proposed lot boundaries. 2. Please describe proposed land uses for Lots 1 and 2 and the existing land use on Lot 2. If there are any proposed zoning changes, please identify them. 3. Other owners of land in the parent tract need to sign the application to show that they are aware of their property's involvement in this plan. Off-site Easements: A Public Sewer and Drainage Easement is being required for Lot 1through Lot 2. Drainage: Any development in the area will be required to comply with the Drainage Ordinance. There is an unnamed channel flowing from north to south that provides a drainage outlet for Shenandoah. An easement is being provided to maintain the integrity of the channel. STAFF REVIEW COMMENTS No. 3 Project: Kth Commercial Addition (MDP)-Master Development Plan (01-106) K.S. Moss Capital Corp. has declined staff's request to participate in the Master Development Plan. Please submit a letter requesting a variance from the Subdivision Regulations to have all owners of the parent tract participate in the master development plan process. In the letter, the applicant will need to document his attempt to include K.S. Moss Capital Corp. in the process. PLANNING 1. Please remove "RESERVE TRACT "B" 14.254 ACRES" from the K.S. Moss Capital Corp. tract. 2. Please remove the bold from around the K.S. Moss Capital Corp. tract. 3. Please include a note on the plan that the K.S. Moss Capital Corp. tract is the remaining piece of the parent tract, but will not be considered in the KTH Commercial Master Development Plan. Reviewed by: Molly Hitchcock Date: April 30, 2001 ENGINEERING 1. It has come to my attention that a line must be shown on this plat as the proposed ROW for Decatur. The line is not intended to be an accurate depiction of the ROW location. It is only intended to make the public aware of the future street addition. Please place the arbitrary line on the southern boundary where you deem best and add a note to that affect. 2. Please make sure that the owners of Lot 1 Block 1 know that they will need to construct a minimum 6" sewer line in order to later serve Reserve Tract "B". 3. The dedication and development of the future Decatur ROW will be necessary with the platting of Reserve Tract A. The entire ROW will have to be dedicated and developed, but the current plan only shows 20 feet of the ROW on the property. For the master development plan, please identify the 70-ft. ROW on the property. The exact alignment of the road will have to be shown on any future preliminary plat of Reserve Tract A.
