The proposed use as a doctor's office is permitted and the setbacks and other site requirements are the same, but the zoning itself should be accurately noted. .2. Note that the property to the north is zoned R-1 B and to the east A-O. The firelane as presented should have a turn around at the east end. It may be easier to move the building over the approx. 6 feet so that it can be covered by the 150-foot arc from the edge of the existing hammerhead in the parking lot. The radii of the entry drive curbs do not appear to meet firelane requirements. Please be aware that you may also have room to pick up a couple feet from the parking spaces. Parking spaces that have room for a 2-foot overhang (and still allow ADA accessible sidewalk space of 4 feet or more) may be 9 feet wide by 18 feet deep. What is the height of the existing wall along Stonebrook Dr.? (/5. Please be aware that the parking requirement for office use is 1:250, not 4:200 as shown. Correct the parking legend. As you may be aware a new buffer ordinance is in the process of being adopted, possibly in the next couple weeks, prior to the adoption of the new UDC. It has been requested of staff to ask projects coming in prior to the formal adoption to voluntarily comply with all or some of the new requirements. Attached is a draft of the proposal. 7 The east end of the parking lot, should have a 3-4 foot cutout, to allow backing maneuvers out of the parking spaces. Parking Area Screening When off-street parking areas containing 5 or more spaces or service or utility areas serving non-residential uses do not share a common boundary but are visible from and within 200 feet of residential uses, the parking area shall be screened from view. Screening may be accomplished using plantings, berms, structural elements or combinations thereof, and must be three feet above the parking lot elevation. 6. Maintenance All landscaping materials and fences shall be maintained by the owners of the property that was required to install such landscaping materials and fence under this section. B. Height Any nonresidential structure within 100 feet of a developed residential use or existing single-family structure shall maintain a height equal to the maximum allowable height of the residential district.
