New Development - Week of 04/02/01
This one came in late last week (Skypala Triplexes), and also under a different project name this week,
so just in case here it is again:
Wellborn Road Triplexes: The site plan shows a 6'x 8' dumpster pad at a 90 degree angle facing maple
street. It needs to be 12'x 12', angled to provide FEL access and gated at a minimum, but it looks like it's
on the R.O.W. anyway.
Sanitation is OK with all the other projects listed this week. Thanks!

The fax shows more buildings than the original site plan we approved. The one 8yd was for three
buildings. This plan will require two 8yds in a 12 x 24 ft enclosure.

I consider this as an apartment complex due to the access limitations for individual services so it will be
billed as residential III with no recycling or bulk brush service. The containers will be serviced twice a
week. Each unit will be billed $5.50 per month. I'm going to assume each unit will be individually metered,
so it would be billed to each resident, not the owner unless vacant.
Due to the addition of a second dumpster we will need to take a close look at the final site plan as I don't
think the angled offset will work on a 24 foot driveway. My site plan shows it straight, facing maple street If
they want to go back to a straight on approach, they could gate the enclosure to satisfy screening
requirements. Please let me know if you need any more info. Thanks!

for the Skypala 4- plexes in Northgate (yes, you've seen this before). They have a couple of questions
regarding the appropriate one to use. There will be 24 units with 72 bedrooms.
1) Is one large dumpter the best choice?
2) How will that be billed? By owner or renter?

Subject: Northgate building plans
Dear Zoning Board of Adjustments Members,
Randy French of Stylecraft Builders and Don Jones of Southern Realty have met with the City of College
Station on our behalf to determine if our plans to build 6 four bedroom duplexes (a total of 8 large
bedrooms each) on 6 vacant lots at the corner of Wellborn and Maple in Northgate are acceptable. My
husband, Greg, spoke with Molly at the City earlier this week and she stated, after Randy informed us
duplexes would not be allowed on these lots, that more density is required. She did say, however, that we
could approach the Zoning Board of Adjustments and ask for reconsideration since these duplexes are 4
bedroom/ 4 bath each and will accommodate 8 to 16 students per lot, providing better density than 2
bedroom tri- plexes. There is also enough room for the required parking where building out with a tri -plex
or quad -plex would not leave room for sufficient parking.
Time is of the essence since we need to begin construction by April 15 to assure completion by the fall
semester. We would like your ruling on these questions:
1) Will you consider allowing these 8 bedroom duplexes or must we change our plans to lesser density

tri -plex, for example, with only 2 bedrooms in each living quarters, for a total of 6 bedrooms per unit?
2) Would you allow us or one of our representatives to meet with the board next week regarding this
matter?
Greg and I would welcome your calls or questions and would be happy to fax a floor plan and proposed
site plan to you at your request. Attached is a picture or one of these units built in Waco near Baylor. We
appreciate your time and prompt responses.

I have been informed that there has been a submittal made for triplexes on the properties in Northgate
where duplexes had previously been proposed. Duplexes are not allowed in NG -1, but there had been
discussion of appealing the Zoning Official's interpretation to the Zoning Board of Adjustments. Please let
me know if you still intend to go before the ZBA on this issue and I will mail you the formal interpretation.

Dear Mrs. Cox,
I was forwarded your e-mail stating your desire to present a case to the Zoning Board of Adjustments.
The City requires a person wishing to do so to go through a standard application process. I am attaching
the Rules and Procedures for the ZBA and the deadline dates for application. The deadline for the April
meeting has passed. The next deadline is April 6 for the May 1 meeting.
I am considering the e-mail a request for an official Zoning Official interpretation. You will be sent a letter
stating our interpretation of the relevant part(s) of the Zoning Ordinance within the next 10 working days.
After you receive the letter, you will have 30 days to file an appeal. We will need your address to mail the
letter and application.
