Project: F.S KAPCHINSKI (FP) -FINAL PLAT (1- 500079)
ENGINEERING
1. Existing Plat: Existing sanitary sewer on Park Place shown as 8" is 6 ";
sanitary sewer running diagonally across Lot 19 is 6 "; show existing 24" storm
sewer and 10' PUE along the south line of Lot 19.
2. Replat: Make the above mentioned changes; remove the building lines from
the replat; Show a 10' PUE for the 6" sanitary sewer line crossing Lot 19; Add
the portion of Lot 19 on the east side of the creek; label it a non - buildable lot
and show the same outside boundary as the existing plat; add minimum
finished floor elevations for all 3 lots, ie, one foot above the 100 year base
flood elevation. Show any changes proposed in public infrastructure.
3. General: add signature block for the portion of lot 19 east of the creek if
different ownership; remove signature block for planning administrator;
confirm that lot 19 is block 1 instead of block 2. Total acreage should include
property on east side of creek.
4. Note: The portion of Lot 19 that was conveyed to the Zidell family on January
18, 1967 (Vol. 260, Pg. 192) does not have to be included as part of this
Plat/Replat since the conveyance was prior to the effective date of the
Subdivision Ordinance.
5. If the Developer plans to proposed a portion of the property for acquisition by
the City (floodplain /floodway) then this property should be delineated as a
separate lot.

ELECTRICAL
1. Need 10' easement along Park Place & along south property line to the east
property line.
2. Show existing underground power line from pole on Park Place at curve to
pole near southeast property corner. (10 foot easement along south property
line should cover underground line.)
3. Need easement to cover existing guy wire between Lots 8R & 19R. (10'
centered on guy wires.
4. Show existing overhead powerline near east property line and necessary
easement to cover power line (20 ft easements)
5. Services to proposed lots will underground from power pole along Park Place.

NOTE: Any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and
"bubbled" on your plans. Any additional changes on these plans that have not
been pointed out to the City, will constitute a completely new review.
