HomeMy WebLinkAbout00070927STAFF REPORT Prepared by: TED MAYO Date: APRIL 11, 2001 Item: Discussion, and possible action on a FINAL PLAT( REPLAT) for the F S KAPCHINSKI SUBDIVISION; LOTS 7, 8, and 19; BLOCK 1 (1.472 acres) located on the north side of Park Place approximately 1000' west of Texas Avenue. (1- 500079) Applicant: G. THOMAS SITTON Staff Recommendations: Staff recommends approval of the final plat/replat as submitted. Item Summary: This is a replat of three existing R -1 lots in order to provide access to Lot 19 which previously had no legal access. The applicant recently acquired this property from an owner who purchased the three lots in August 1969 prior to the City's initial Subdivision Ordinance. This replat is in compliance with the City's Subdivision Regulations including the new section 18 ( redevelopment within older subdivisions ) which became effective March 8, 2001. Approximately one acre of this development lies within the 100 year floodplain of Wolf Pen Creek. Dialogue has been initiated between the City's Greenway Coordinator and the applicant as to possible Greenway acquisition. There are no other Comprehensive Plan issues to be resolved. Commission Action Options: The Commission has final authority over the final plat. The options regarding the final plat are: ■ Approval with conditions; ■ Approval as submitted; ■ Denial; ■ Defer action only at applicant's request; or, ■ Table only at applicant's request. Copy of Final Plat INFRASTRUCTURE AND FACILITIES Water: An existing 6' waterline along Park Place provides ample water capacity. Sewer: An existing 6" sanitary Sewer line runs thru Lot 19 from an existing 6" line in Park Place R.O.W. providing capacity for these three lots. Streets: No onsite streets are planned. Adequate access can be taken off of Park Place. Off -site Easements: None Drainage: Must comply with the Drainage Ordinance Flood Plain: Approximately one acre lies within the Wolf Pen Creek floodplain as delineated on the plat. Impact Fees: none NOTIFICATION: None required
