Staff reviewed the above - mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information by Monday, March 26, 10:00 a.m. to be placed on the next
available Planning and Zoning Commission meeting scheduled for April 5, 2001, 7:00 p.m. in
the City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised final plat; and
The Mylar original of the revised final plat with the owner's signature.

Item: Discussion and possible action on a Final Plat for One Lincoln Place
consisting of 2.888 acres located at 1010 University Dr. (01 -72)
Applicant: UDG
Staff Recommendations: Staff recommends approval with Staff Review
Comments #1.
Item Summary: The applicant is requesting to subdivide the existing
commercial lot into two commercial lots. Utilities are existing to and through the
proposed lots. Access will be provided by the existing private access easement.
Once staff comments are addressed, the proposal will meet the requirements of
the Subdivision Regulations.
Comprehensive Plan Considerations: The property is shown on the Land
Use Plan as retail regional. It is currently zoned C -B and in the Overlay District.

Subject: One Lincoln Place Plat
Good morning Ted.
One of the comments on the Plat for One Lincoln Place was to identify the
new 20'x25' easement shown. My client requested this easement so that the
hotel on Lot 3A can place a sign on Lot 3B once it is platted out. We can
call it a signage easement, but my client does not want any other entities
other than Lot 3B to be able to place a sign there. Should I recommend to
him that it be called a "private signage easement" and when he sells Lot 3b,
that he condition it so that Lot 3A can place a sign upon 3B?
Does the staff have a preference in how this can be accomplished, or is a
" signage easement" ok?
