HomeMy WebLinkAbout00070883STAFF REPORT Prepared by: Spencer Thompson Date: March 28, 2001 Item: Discussion, and/ or possible action on a Final Plat for the Luepnitz Subdivision located in Emerald Forest at Stonebrook Drive and Rock Prairie Road (1- 500070) Applicant: Mr. Dale Browne, P.E. for Dr. Roy Luepnitz Staff Recommendations: Staff recommends approval of the Final Plat as submitted. Item Summary: The applicant is proposing to construct office/ professional space on the property. The property is currently zoned C -3. Comprehensive Plan Considerations: The Land Use Plan depicts all four corners of the intersection as regional retail. The Thoroughfare Plan shows Rock Prairie Road (RPR) continuing straight from this intersection to join with itself on the west side of Highway 6. This Capital Improvement Project, titled Rock Prairie Realignment, is slated to begin later this year. The project will include resurfacing and waterline installation along RPR. Access to this property will be off Stonebrook. In compliance with Subdivision Regulations the applicant will extend the 12" waterline along Stonebrook to RPR. Item Background: The subject property is currently zoned C -3. The C -3 zone allows professional offices, doctors offices and similar uses. Budgetary & Financial Summary: None at this time. Related Advisory Board Recommendations: N/A Commission Action Options: The Commission has final authority over the Final Plat. The options regarding the final plat are: • Approval with conditions; • Approval as submitted; • Denial; • Defer action only at applicant's request or, • Table only at applicant's request.
