Final Plat: Title Block- add address of Owner/ Developer; Scale- 1" =60' not 100' . Easements- 20' drainage easement inside Lot 1; add bearings and distances on each segment( metes and bounds ) with clear definition of beginning and ending points. Off -site drainage easements- will require separate instruments with metes and bounds descriptions and proof of recordation. These can be addressed with Site Plan submittal. Signature Blocks- change 19_ to 20_. Proposed Greenway Dedication- Show as drainage easement covering entire floodway; City is not receptive to a dedication. Metes and Bounds- N 41 *43' 48' E; 188.63' should be 127.95'; ditto - opposite side. Curves 5 &9 should have the same delta angle but do not. Please verify accuracy. MDG street plan shows delta as 44* 10'56". 2. Construction Documents: TERRA SHEET 1: Add north arrow SHEET 2: Notes General Note 4 -call Tony Michelsky it if 25 -? List of organizations to notify (Utility Coordination C Committee) Storm Sewers Note 7- Type C manholes (detail sheet 11); City does not allow brick manholes; must have a minimum 6" thick concrete wall; suggest type A or B inlet. Storm Sewers Note 8- elevation of top of manhole; 1/8" for paved areas; 1" for unpaved areas. Wastewater Note 5- sheet 11 A not 11. it 11 it 11 9- 1/8 "for pavement; 1" for unpaved Water Note 7C- minimum of 12" clearance with all utilities General Paving Note 5 -back of curb vs. front of curb; see general note 19. SHEET 3: Paving and Utility Layout: No brick manholes allowed SHEET 4: Horse Haven Drive 60' ROW or 70' ROW ? - approved preliminary plat shows 60' Sidewalks are required on both sides of the street. Waterline: add details of tie -in at existing 12" line(sta. 1 +06.15 not 06.15); show valves,fittings,etc. in profile with stations. Specify material ie PVC DR14 -AWWA C900, CL200 Sidewalk: add handicap ramp details( ? sheet 11A) Parking Lot Entrance -show radii SHEET 5:Waterline: 12" minimum clearance with storm sewer @ sta. 5 +84; Profile -show valves, fittings,etc. with stations (including taps for fire line and domestic waterline); 8" fireline is public up to the backflow preventor and must be in a public utility easement Street: Profile- show top of curb elevations at each station; dimension from property line to edge of sidewalk; show curve data for south side of street. SHEET 6:Specify material for 18" sanitary sewer; clearance between 18" ss and 42" storm sewer should be 12" minimum; need detail of 6" ss crossing 8" and 3" waterlines, ie compliance with TNRCC requirements; maintain 9' minimum spacing between sanitary sewer lines and waterlines. Drainage Report- Resubmit storm sewer analysis to fit final design; Add analysis proving 18" flow restrictor will limit discharge to a maximum of 18.03 cfs. 2. Add details for curb inlets Al & A2 -- opening width, plan & profile, reinforcing 3. Add detail of compensating excavation pit & drainage ditch 4. Detail emergency spillway from pond. 5. Add an erosion control plan. 6. Engineer's Estimate - Change sidewalk to reflect second sidewalk; item 20- change to 24" Staff Review Comments Page 2 of 1 MDG 1.Construction Documents: Horse Haven Lane Sta 8 +42 to Sta 18 +68.70: T/C @ sta 8 +42 -? 257.37 or 257.97 ( Terra drawing shows 257.97; curves -add arc length, chord bearing and chord length; curve- sta. 16 +43.47 to sta. 17 +71.30 - delta angle does not agree with final plat; sta. 13 +55.21- valley gutter- this is not allowed - install curb inlets on each side with storm sewer- submit drainage analysis to support sizing; sta 10 +_- adjust existing manhole rim elevation to + 1/8" above pavement grade; aad verticle curve at sta 12 +25- difference in grades exceeds 1%. • 8" waterline: sta 8 +42 -30' rt. Not 25" It.; add fittings for horizontal deflection for curves with radii less than 400' -12 +14.06 to 14 +73.62 and 16 +43.47 to 17 +80.03; add inline 8" gate valve at sta. 16 +42( 800' max. spacing); specify cast iron or ductile iron fittings. • Add details for curb inlets and storm sewer (plan and profile) • Engineer's Estimate: Add one 8" gate valve, MJ Fittings ( for deflection ), curb inlets, and storm sewer pipe. 3. Submit Drainage Report for this project. TXDOT DRIVEWAY PERMIT -BERT HERMAN 1. Submit 3 original copies- Form 1058, Attachments. Etc. 2. Attachment from Joe Blaschke must be original with original signature suggest with P.E. seal) 3. All Bert Herman comments should be on a separate letter signed by Bert Herman 4. Any notes written on Joe Blaschke's Submittal must be initialed by Joe Blaschke. 5. Submit all to Ted Mayo at City of College Station Development Services for review and transmittal to TXDOT. Construction Documents:Horse Haven Lane- Sta. 8 +42 -- 18 +69- MDG • Sheet 1: Crossing of existing 16" sanitary sewer line (sta. 10+15) - minimum cover- drawing shows approximately 18" of cover over the existing sanitary sewer line; the City normally requires 42" minimum cover. As a minimum you will have to replace the portion of the existing line to 5' either side of the pavement with ductile iron pipe with cement stabilized sand backfill. • Sheet 2: Clearly define the line segments that require structural fill- under paved areas. • Cost Estimate: Verify quantity of stabilized sand backfill; 100' vs. 160' +. • Drainage Report: Page 12, Table 4- Q /10 for Discharge Flume should be 8.76 cfs. Change work sheet and Exhibit 2.
