Dear Mr. Debrow,
After reviewing the preliminary plat in my office and at the location, I have found that
there are no real concerns from BTU involving electrical easements. BTU will require a
twenty foot right -of -way easement behind lots one through four. We will also need to
move a double circuit three phase pole at the entrance. We will look closer at that after
the entrance has been surveyed and staked.

Wellborn Special Utility District's engineer reviewed your application for water service to a seven
lot development on Greens Prairie Road. The investigation found that the District can serve the
seven new residential customers with no adverse effect on existing customers.
Providing service to the development requires you to construct a three (3) inch line to the
entrance of the development to the existing ten (10) inch line located east of the property. A
three (3) inch line with meter services must also be constructed within the development.

placed on the next available Planning and Zoning Commission meeting scheduled for April 5,

Item: Discussion and possible action on a Preliminary Plat for Bouga Falaya (PP),
consisting of 8 Lots, 10.5 acres in the City's ETJ. (1- 500067)
Applicant: Al Debrow, Bouga Falaya, Ltd.
Staff Recommendations: Staff recommends approval as submitted.
Item Summary: This property is located on Green's Prairie Road West approximately
500 feet outside the City limit line. The owner plans to subdivide the parcel into 8 lots.
All but one of the lots will be 1 acre. The old homestead lot will retain 2 acres and the
pond.
Water will be by Wellborn SUD. Wastewater will be by on -site facilities. Street
improvements will be to City Rural standard.
Comprehensive Plan Considerations:
This property is in the City's ETJ. The City's Thoroughfare Plan shows Green's Prairie
Road West upgraded to a Minor Collector. There is sufficient ROW for this
improvement.
