SUBJECT: FINAL PLAT for ESTATES AT RIVER RUN PH 3 (FP)
Item: Discussion and possible action on a final plat for the Estates At River Run
Phase 3 consisting of 214.71 acres in the ETJ. (01 -066)
Applicant: Municipal Development Group
Staff Recommendations: Staff recommends approval of the final plat.
Item Summary: This final plat is for the third and final phase of the Estates of
River Run. The property is located in the ETJ, on the Brazos /Burleson County
line. There will be five large lots bounded by Phases I and II, the Brazos River,
and Whites Creek. The lots will have access via a private cul -de -sac with 70 feet
of right -of -way and there will be no extension of municipal facilities.
The preliminary plat was approved by the Planning and Zoning Commission on
March 1, 2001. If the Commission finds that the final plat complies with all
applicable codes, then the plat should be approved according to state statute
requirements.
Comprehensive Plan Considerations: The Land Use Plan shows this area to
be Rural Density and Floodplain /Streams.

PLANNING
1. Subdivision boundary lines are now bold.
2. There is no problem with the size of lot 4B.
3. No. The retained mineral surface use does not extend across Paint Trail. Only access to both
mineral surface uses extends across Paint Trail.
ENGINEERING
1. A drainage easement has been placed from the Cul -de -sac to a natural point of discharge on
Lot 2. As a practical matter, this is an E.T.J. subdivision, all drainage runs away from the
private road ( see preliminary plat ), and Brazos County is not requiring easements for
White's Creek, The Brazos River, or the like.
Brazos County Commissioners Court on March 20, 2001 required an easement for utilities adjacent to
Paint Trail Private Road.
