Metes and bounds.-description of all that certain 12.55 acre tract or parcel of land, lying and
being situated in the Robert Stevenson League, Abstract No. 54, College Station, Brazos County, Texas,
and being a portion out of that same 27.50 acre tract conveyed from First American Bank, SSB, et al, to
Delmar Investments, Inc., as described by deed recorded in VOLUME 3146, PAGE 186 of the Official
Records of Brazos County, Texas, said 12.55 acre tract being more particularly described as follows:
BEGINNING ar a chiseled "x" mark. in concrete, found marking. the north corner of said 27-
acre tract and lying in the southeast right -of -way line of Rock Prairie Road.
THENCE S 32 12' 28" E — 326.70 feet to a. 1 /2" iron rod found. marking the south coiner of Lot
1, Block One, L. O. Ball Memorial Subdivision, as depicted by plat recorded in VOLUN E 2555, PAGE
313 of said Official Records.
THENCE N 57 47' 34" E — 200.00 feet with the southeast line of said Lot 1 to a ' /z" iron rod
found for and lying in the southwest right-of-way line of Texas State I- ighway No. 6.
THENCE S 32° 12' 26" E — 455.41 feet with said right -of -way line to a TexDOT standard
concrete right-of-way monument found for angle point.
THENCE S 43 59' 35" E — 228.53 feet with said right -of -way line to a '' /z" iron rod found for
corner, and being the intersection with the northwest right -of -way Iine of Birmingham Drive.
THENCE S 56° 19' 13" W — 749.16 feet with said right -of -way line to a' /z" iron -rod set for
beginning of a- curve to the right.
THENCE in a northwesterly direction 47.13 feet along the arc of said curve ( Curve data:
central angle= 90° 00'00 ", radius = 30.00 feet, tangent = 30.00 feet, the chord bears N 78° 40' 06" W —
42.43 feet ) , to a' /z" iron rod set for end of said curve , and lying in the proposed northeast right -of-
way line ofLongmire Drive.
THENCE N 33 40' 47' W — 86.62 feet with said proposed right -of -way line to a / - z" iron rod
set for beginning of a curve to the right.
THENCE in a northwesterly direction 244.84 feet along the arc of said curve ( Curve data:
