9. Landscaping is required for the area of the site that is being newly developed.
This site will require the minimum number of points which is 500. Existing
canopy and non - canopy trees on site can count toward the requirement if
they are properly barricaded.
10. Clearly delineate existing vs. proposed paving.
11. All proposed paving must meet current standards, including but not limited to,
materials, design spec's, width and curbing requirements.
12. Although the proposed curb cut onto Hensel Dr. appears to meet the City's
Driveway Ordinance, the City does not have the authority to permit a curb cut
onto TAMU property. After checking the City's records, it was determined that
we do not currently maintain Hensel Dr. Your letter dated 1983 from TAMU,
therefore appears to be out of date, and we advise you to contact TAMU for
more current information.

4. Are there any easements on the property? If yes, show them on the plan.
5. Please be aware that signs will be permitted separately.
6. Provide a parking requirement legend. The requirement for a restaurant with
a drive -thru is 1 parking space to every 100 sq. feet of building. By adding
the drive -thru you will now meet the parking space requirement. It appears
that the construction and layout of the parking may still be legally
nonconforming, if the following concern can be addressed.
7. The current configuration of the parking blocks circulation through the drive -
thru. This is a safety hazard and will need to be addressed.
8. What is the current sanitation service? Will it be changing? If a dumpster is
required instead of rollout garbage cans, then a dumpster pad will need to be
installed that is accessible to the sanitation trucks.

landscaping. What kind of trees are they? Canopy vs. Non - canopy?
What is the circumference of the trunks, so that we can determine how
many points they count for under our landscaping ordinance? For
every inch of circumference the required barricade must be one foot
away from the trunk. Ex. An 8 -in. tree would need to have barricading 8
feet away from the truck. The land cannot be disturbed within the
barricade by any means, other than hand clearing, during construction.
The barricades must be up before any construction begins on site.

be detrimental to the drainage of a site, variances may have been
granted allowing segmented curbing, which would allow drainage and
still function as a curb. As you stated in your comment, this exception
does not apply to your site. We also need pavement and curbing
specifications shown on the plan, which meet our paving and curbing
requirements. The areas to be paved need to be shown to scale on the
site plan showing that they are planned to meet our circulation aisle
width of 20 feet.

DRIVE -THRU. IT IS STAFF'S UNDERSTANDING THAT EDGES OF THE
SIDEWALK ALONG THE FRONT OF THE BUILDING HAVE ALSO BE
ALTERED TO HELP ACCOMMODATE THE DRIVE -THRU, ACCURATELY
DEPICT THAT ALTERATION.

The driveway onto Hensel may be two -way. Per a discussion with Jane Kee, we still
o need to receive a letter from the contractor certifying that the pavement has been
installed to the City's paving requirements.
�4.THE SCALE SHOULD BE A STANDARD ENGINEERING SCALE, I.E. 1:10, 1:20,
U 1:30, ETC. Since the plan is not drawn to scale remove the reference to scale.
