Item: Discussion, and possible action on a FINAL PLAT( REPLAT) for the
UNIVERSITY PARK SEC II SUBDIVISION BLOCK T, LOT 15 ( 3.219 acres)
(FP) located at 1101 University Drive East. (1- 500023)
Applicant: URBAN DESIGN GROUP
Staff Recommendations: Staff recommends approval of the final plat as
submitted with the condition that proof of the off -site waterline easement on Lot
10, Blk. U University Park Section II is substantiated.
Item Summary: The applicant is requesting this replat into two lots ( Lot 15A,
3.219 ac.; and Lot 15B, 0.172 ac. ) in order to prepare the property for office
development. Because a 7500 sq. ft. (0.172 ac.) TXU gas distribution and
transmission facility presents challenges to the lot's development multiple
buildings are being proposed for the site. On January 11, 2001 the City Council
approved rezoning of this property from R-4 Apartment Low Density to A -P
Administrative Professional. This replat includes the relocation of an existing gas
line on the south side of the TXU facility and the addition of a private access
easement from Lot 10, Block U to the north side of the TXU facility. This replat
meets all technical requirements.
Comprehensive Plan Considerations:
The subject property is located in the OV Corridor Overlay District and is shown
on the Land Use Plan as Regional Retail. The Thoroughfare Plan designates
University Drive as a major arterial.
Item Background:
On October 19, 2000 the Project Review Committee considered a Driveway
Variance for this development. The ruling was to allow a second shared access
driveway into Lot 10, Block U subject to an adjacent existing driveway to the
west being closed.
Commission Action Options: The Commission has final authority over the final
plat. The options regarding the final plat are:
■ Approval with conditions;
■ Approval as submitted;
■ Denial;
■ Defer action only at applicant's request; or,
■ Table only at applicant's request.

INFRASTRUCTURE AND FACILITIES
Water: Service will be extended from an existing 12" line on the north
side of University Drive and a 6" waterline running north -south thru Lot
10, Block U.
Sewer: Adequate sewer service is provided to the site by an existing
8" line at the northeast corner of the property.
Streets: No Public streets, only the driveways off of University Drive
Off -site Easements: Approximate 32'x36' waterline easement is
required across Lot 10, Block U.
Drainage: Site Plan will have to meet the Drainage Ordinance.
Flood Plain:
None on this property.
