Desert Hills Building Parking Lot Improvements
Dear Ted,
Christ United Methodist Church has purchased and expanded into the Desert Hills
Building located at 4201 State Highway 6 South. With the expansion they are requesting a
conditional use permit to make improvements to a portion of the building and the parking area.
I have been retained to prepare a site, grading and landscape plan and obtain a development
permit for the parking area improvements.
The storm water runoff flows into existing driveways and discharges into an existing
storm sewer drain line through grate and slot inlets. From there the runoff discharges into a small
storm water conveyance creek which discharges into Lick Creek.
The increase in runoff generated by the addition of the 15,888 square feet of concrete will
generate a Q10 of 2.83 cfs (Q10= CIA= 0.90X8.63in/hr.X0.36acres), which will not negatively
impact any downstream property owners, and therefore no improvements to the existing system
are planned.
I have prepared a site and grading plan and graphic for your review and consideration.

NOTICE OF PUBLIC HEARING
This is to notify you that the City of College Station is considering a CONDITIONAL
USE PERMIT AND SITE PLAN request for the following property:

The Planning and Zoning Commission will hold a public hearing on Thursday MAY 3,
2001 at 7:00 p.m. to consider the request. The public hearing will be held in the City Hall
Council Room located at 1101 Texas Avenue South, College Station, Texas.
All owners of the subject property and property owners within 200 feet of the subject
property have received notification of this request.

an existing irrigation system and the meter location is shown on sheet
A1.0. The existing system demand will be decreased in size and demand
due to the additional parking and building expansion.

ENGINEERING
I submitted a drainage analysis with my original submittal. It was
addressed to Ted Mayo and was dated February 22, 2001. If it has been
misplaced please contact me as soon as possible and I will provide
another copy.
