Please show current zoning and ownership of adjacent properties. 2. If this property is not in the 100 -year flood plain, please make a note of this and reference the appropriate document. 3. Between Sheets C1 and A1.0, there is a discrepancy in the number of spaces in two rows of parking. 4. On sheet A1.0 you are claiming 63 new parking spaces, but you are only showing 57 new parking spaces on sheet A1.0 & C1. You are also showing on sheet A1.0 174 total parking spaces, but there are supposed to be 182. 5. On sheet C1, please remove the double lines in front of the proposed parking spaces. 6. The 6" Elms (Ulmus Crassifolia) protected are worth 200 points each. Since it is outside of the line of development, the 10" Elm will not count toward your point calculation. 7. Water demands of the irrigation meter need to be included with this submittal (minimum, maximum, and average demands in gallons per minute). Also, please show the location of the meter. 8. On Sheet C -3, please note that irrigation will be approved prior to C.O. 9. The Fire Lane should have 8" red stripe painted on drive surface with 4" white letters stating "FIRE LANE NO PARKING TOW- AWAY- ZONE ". Because of inconsistencies between the plans submitted by Hester Eng. and SDT Architects, Inc., and because the CUP /Site Plan was submitted incomplete, Staff has conducted a cursory review of this project. A full site plan review will be conducted with next submittal. 1. Please submit a site plan checklist. 2. Sheets A1.0 and A0.1 of the building submittal from SDT Architects, Inc needs to be a part of the CUP /Site Plan submittal. Need to turn in 10 copies of A1.0 and A0.1. 3. Either on sheet A1.0 or C -1, please show the relationship of the site to the street/road it takes access from. 4. The proposed changes on sheet A1.0 needs to match the changes shown on C -1. 5. Please show name, address and telephone number of applicant/owner on this site plan. 6. On sheet A1.0, please draw a phase line 20' beyond any disturbed earth and calculate the area of proposed new development, as was done on L -1. This is only needed for the parking addition. Please include the size of this area on sheet A1.0 and C -1. 7. Please show current ownership and zoning of parcel and all abutting parcels on A1.0. 8. On A1.0, please identify the distance to the lot from the street. 9. To insure fire protection for the new addition, please show fire lanes and nearest fire hydrant. 10. Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Device and installed as per City Ordinance 2394. 2.
