Project: CREEKSIDE TERRACE CONDO'S (SP) -SITE PLAN (01 -63)
PLANNING
1. Need to identify all easements as proposed or as existing.
2. Need to note on the site plan whether or not the subject property is in the
100 -year flood plain.
3. Please note all utilities as existing or as proposed.
4. Need to show curb detail on site plan
5. Please identify fire hydrants as existing or as proposed.
6. Need to contact Tony Michalsky on transformer location and conduit routing.
7. Please show parking requirements on the site plan.
8. Developer needs to provide 456 square feet of interior parking islands to meet
the City Ordinance.
9. Please show all fire lanes.
10.At the entrance drive the existing power pole is being shown in the site
distance triangle, and you are also showing a proposed 6" water line going
through the existing power pole. What are your plans for this situation?
11. Please show required landscaping, and streetscaping point calculation
requirements on your site plan. If you want to acquire points for the existing
trees, you must show the caliper of each tree.

ENGINEERING
1. A public utility easement dedicated by separate instrument and a sealed
engineer's estimate is necessary for the fire line and hydrant.
2. At this point we assume that a single domestic and a single irrigation
water meter will serve the whole development per your owners
association. Show the estimated demand for domestic water and
irrigation water separately, in a table format, showing the minimum,
average and maximum flow demand. This will enable us to size the
meters appropriately.
3. On the construction documents, Sheet C -2, the existing sanitary sewer
north of Flume B is an 8" line for approximately 200'. A 10" sewer line
exists under Deacon Drive. Please annotate them properly on both the
site plan and construction documents.
4. Please show sanitary sewer connections on the site plan.
5. Also on Sheet C -2, Section B -B, it appears there is a typographical error,
EL= 289.00. Annotate Flume B /profile inset.

6. In the Drainage Report, the acreage on Exhibit B2 does not match the
acreage on Exhibit C1.
7. Please show a pavement cross - section detail on the site plan.
8. Please line up the centerline of the drive with Sandy Circle.

1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City
Ordinance 2394.
2. Back Flow devises must be tested upon installation as per City Ordinance
2394.

1. The existing sanitary sewer that you wish to tie into is an 8" pipe. The flow
of the existing sanitary sewer is to the northerly direction. Your sanitary
sewer connection should be angled appropriately. We highly suggest that
a manhole be placed at your connection to the existing sewer to prevent
the chance of future stoppage and adverse impacts to your development
and upstream citizens.
2. We size your water meters from your estimated demand. Our analysis of
the water demand shows twice the amount of maximum flow. Please
check your water demands as compared to your meter sizes.

1. Please be aware in order to count barricaded trees toward your landscape point
calculation, the trees must be in a location on the site that can be properly
barricaded. It appears that some of the existing trees at the rear of your buildings
cannot be properly barricaded. To properly barricade existing trees there has to be
one foot per caliper inch of protection. They appear to be too close to your building
for the proper barricaded protection. This has been an oversight on staff for not
bringing this to your attention on previous reviews. In this instance you will receive
point credit. Please be aware that if the trees die you will be expected to replace
them.

to meter pack.
