Item: Consideration of a Final Plat for Estates of Royder Ridge located at the intersection of
Royder Road and Greens Prairie Trail in the City's ETJ; 7.8 acres, 7 lots out of 37 lots on
approximately 45.55 acres (01 -65)

Item Summary: The subject property is located on the western corner of the intersection of
Royder Road and Greens Prairie Trail. The subject property is in the City's Extra Territorial
Jurisdictional (ETJ) area.
As the Commission may remember this development was once previously denied. The
Commission was concerned with multiple access points onto Greens Prairie Trail. The developer
has redesigned the site such that all properties along Greens Prairie Trail will take access from a
private access easement to the rear. The access easement allows these properties to ingress and
egress to the internal street, Ledgestone Trail, or Royder Road. Please see note 9 on plat.
Comprehensive Plan Considerations: The City's Thoroughfare Plan shows Greens Prairie
Trail as a minor collector. A minor collector requires 60' ROW. There is 100' ROW existing.
Commission Action Options: The Commission has final authority over the Final Plat. Options
regarding this item are as follows:
• Approval as submitted
• Approval with recommendations
• Denial
• Defer action
• Table only at applicant's request

INFRASTRUCTURE AND FACILITIES
Water: Water for this development will be supplied by the Wellborn Special Utility
District (Wellborn Water).
Sewer: As stated on the plat, sewer will be by private system.
Streets: All streets will be onsite. No City participation is expected.
Off -site Easements: Sufficient right -of -way has been granted for the widening of
Greens Prairie Trail, as shown on the City's Thoroughfare Plan.
Drainage: Drainage is either by natural channel or man -made drainage ditch. Drainage
easements have been provided and shown on plat.
Flood Plain: There is no FEMA established floodplain on this site. However, a study
has been completed for this site with the projected 100 -year floodplain indicated on the
plat.
