The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, March 5, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for March 15, 2001, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Paid tax certificates; Ten (10) copies of the revised final plat; and The Mylar original of the revised final plat with the owner's signature. MEMORANDUM March 6, 2001 TO: Planning and Zoning Commission FROM: Molly Hitchcock SUBJECT: FINAL PLAT for POUNDERS SUBDIVISION (FP) Item: Discussion and possible action on a final plat for Pounders Subdivision Lot 1 consisting of 4.017 acres in the ETJ. (01 -49) Applicant: Brad Kerr of Kerr Surveying Staff Recommendations: Staff recommends approval of the final plat. Item Summary: A master preliminary plat for the Pounders Subdivision was approved by the Planning and Zoning Commission on March 1, 2001. The owner of the subject property is proposing this final plat of Lot 1 so it may be sold as a home site. Lot 1 will have access on Kemp Road, and the first five feet along the frontage is proposed for right -of -way dedication (a total of 0.034 acres). There will be no extension of municipal facilities. If the Commission finds that the final plat complies with all applicable codes, then the plat should be approved according to state statute requirements. Comprehensive Plan Considerations: The Land Use Plan shows this area to be Rural Density and Flood plain /Streams. Attachments: 1. Area map 2. Application 3. Copy of Plat
