Stopped Review: All of the parent tract property owners must be parties to the Master
Development Plan. The following comments do not constitute a complete review.
PLANNING
1. The application should accurately reflect the acreage in each zoning district.
,i2. Title Block needs to reflect acreage of the parent tract.
The boundaries of the parent tract should be bolded.
How were the boundaries of the parent tract determined? Provide information.
5. The City does not recognize property subdivision lines that were not established in accordance
with the subdivision regulations. Remove any such lines from the plan. If they are planned to be

future phases, then label them as such.
J; Lot and Blocks are generally labeled independent of what phase they are in. There usually are
not 2 Lot 1, Block 1's in the same development.

ELECTRICAL
1. The City of College Station, Electric division plans on building an Overhead
power line along the rear property line next to the pipeline easement.
2. Additional easements will be necessary to provide power to Phase 1 & 2 lots across
the Hwy 30 partnership properties.
3. Developer is responsible for acquiring necessary easements.

PLANNING
It appears that the zoning line you have depicted is west of the actual zone line
that we show. This may affect your site design requirements in the future.

ENGINEERING
1. The City will require the construction of a sewer line from the existing 21" line to
the adjoining property on the southeast. Please provide a PUE to that point for
this purpose. This may be done at the preliminary plat stage. Please see
Chapter 11, Section 3 of the City Code of Ordinances for reimbursement of utility
line costs.
2. The City will require the construction of a water line from SH 30 to the adjoining
property on the northwest. Please provide a PUE for that purpose. This may be
done at the preliminary plat stage. Please see Chapter 11, Section 3 of the City
Code of Ordinances for reimbursement of utility line costs.
3. Please note that this MDP must be approved by the P &Z prior to a first round
review of the Final Plat.
