Dear Bridgette
Attached is the revised Site Plan for the referenced project. Some items have been
revised on the site plan based on your conversation with Benjamin Knox on March 1
which are not staff comments. The fountain and train tracks have been removed.
They are to be built at a later time (not part of this contract). This caused the
landscape calculations to be revised (no credit for the fountain). As a result of the
revised landscape calculation, three trees and 3 shrubs have been added along the
North property line. The wood decking and finish grading have also been revised
where the fountain was located.

1. Zoning of adjacent properties is shown on revised Site Plan.
2. Unable to obtain the R.O.W. width of University Drive. This information will
follow.
3. Two fire hydrants are shown on the revised Site Plan. One is on the Northeast
corner of the site (other side of MacArthur Street) and one is shown on the
Southwest corner of the site on University Drive.
4. Streetscape trees are shown on the East side of the street adjacent to the parking
spaces.
5. The trees shown on the PDD are existing and are not a part of this contract.
6. The landscape legend has been revised.
ENGINEERING
1. Existing pavement is concrete and is called out on the revised Site Plan.
2. Three copies of the Drainage Report were submitted with the site plan
application and drawings on 7 Feb., 2001.
3. Dimensions for the building and the existing driveway width are shown on the
revised Site Plan.
ELECTRICAL
1. A note has been added stating that the Contractor is to provide conduit for
Principals electrical service.
2. Electrical load is shown on the revised Site Plan.

SUBJECT: New Benjamin Knox Gallery - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. The next submittal will be the
third and final review by staff for this round of reviews. If all items have not been addressed
on the next submittal, another $100 processing fee will need to be submitted for the
subsequent set of three (3) reviews. Please address the comments and submit the following
information for further staff review:
Three (3) complete sets of building construction documents (architectural and
civil plans) for the proposed development with the revised site and landscaping
plans attached;
Three (3) sets of the revised site plan and civil plans only;
Two (2) copies of the revised site and landscape plan sheets only; and,
PIPP Application and the associated information for work proposed in the City's
right -of -way.
If there are comments that you are not addressing with the revised site plan, please attach a
letter explaining the details. If you have any questions or need additional information, please
call me at 764 -3570.

Dear Benjamin:
This letter is to inform you that at 405 University Drive East, the
landscaping barricades (that are a requirement per your approved
landscaping and site plan) are not in place. Molly Hithcock and I visited
with you about the barricades on July 06, 2001. At this time you informed
staff the barricades would be properly installed by the next morning. As of
this morning the barricades still are not properly installed. Upon receipt of
this letter, you must have barricades installed per the approved landscaping
plan. Failure to comply will result in a $2000 per day fine per the City of
College Station Zoning Ordinance, effective immediately.

to reflect our discussion this morning. The 22 Red Tip Photinia are shown along the
North property line. The 4 Water Oak trees on the North property line are designated
as 1.5" caliper trees. The other 3 Water Oak trees have been given the designation of
3.5 11 .
