All construction must be in compliance with the approved construction plans
All trees must be barricaded, as shown on plans, prior to any construction. Any trees not barricaded will not count
towards landscaping points. Barricades must be 1' per caliper inch of the tree diameter.
The Contractor shall take all necessary precautions to prevent silt and debris from leaving the immediate construction site
in accordance with the approved erosion control plan as well as the City of College Station Drainage Policy and Design
Criteria. The Owner and /or Contractor shall assure that all disturbed areas are sodden and establishment of vegetation
occurs prior to removal of any silt fencing or hay bales used for temporary erosion control. The Owner and /or Contractor
shall also insure that any disturbed vegetation be returned to its original condition, placement and state. The Owner
and /or Contractor shall be responsible for any damage to adjacent properties, city streets or infrastructure due to heavy
machinery and /or equipment as well as erosion, siltation or sedimentation resulting from the permitted work.
Any trees required to be protected by ordinance or as part of the landscape plan must be completely fenced before any
operations of this permit can begin.
In accordance with Chapter 13 of the Code of Ordinances of the City of College Station, measures shall be taken to
insure that debris from construction, erosion, and sedimentation shall not be deposited in city streets, or existing drainage
facilities.
I hereby grant this permit for development of an area in the special flood hazard area. All development shall be in
accordance with the plans and specifications submitted to and approved by the City Engineer in the development permit
application for the above named project and all of the codes and ordinances of the City of College Station that apply.

PLANNING
1. Staff feels that the addition of two more trees in the rear of the property
would satisfy the PDD requirement.
2. The streetscape screening shrubs along McArthur St. need to be placed
inside the property line.
3. The developer needs to provide a Private Improvement In the Public
R.O.W. Permit (PIP), for the two trees that are in the Public R.O.W. along
McArthur St..

STOP REVIEW: Submitted plan does not match approved PDD. The following
comments do not constitute a complete review.
PLANNING
1. Need to show zoning of subject property as "PDD -B ", also need to show
zoning of abutting properties.
2. Need to show R.O.W. width of University Drive.
3. Need to show nearest fire hydrant location to subject property
4. Need to provide streetscape screening "shrubs" on the eastside of property
between parking spaces and Macarthur Street.
5. The PDD that was permitted included trees on the rear property line.
6. The landscaping legend needs to be edited; the site plans shows 2 Water
Oak, 13 Bradford Pear.

ENGINEERING
1. Need to annotate the existing, proposed and type of pavement. The
pavement surface affects the drainage runoff.
2. The post - development drainage runoff needs to be less than or equal to the
pre - development runoff. A Drainage Report or a Drainage Letter is necessary
to justify this.
3. Need to show site plan dimensions.

ELECTRICAL
1. Developer responsible for the installation of conduit per city design and
requirements.
2. Need electric load data for service requirements ASAP.
3. If 3 phase service is necessary, MacArthur St will have to be bored by.
developer and necessary conduit install to meet service requirements.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City
Ordinance 2394.
2. Back Flow devises must be tested upon installation as per City Ordinance
2394.
3. An RPZ type backflow device must protect water service line for ornamental
fountain.

4. Site is OK for 90 gallon curbside service. My only concern is the listing of a
"slab for residential waste container" located on the northwest side of the
structure. It's perfectly acceptable as a storage area, but the truck would not
be able to collect from that location ... ie, the container would need to be rolled
out to the right of way on MacArthur. I just want to clarify that in order to avoid
any future conflicts.
