Project: HOLY CROSS LUTHERAN - CONDITIONAL USE PERMIT (01 -37)
PLANNING
None of planning staff review comments #2 appear to have been met.
1. The subject property is zoned A -OR, and it is surrounded by A -OR and
A -O. Please make the appropriate corrections.
2. In A -OR, the front and rear setbacks are 50 ft., the side setback is 25 ft., and the side
street setback is 25 ft. If the church is oriented to Sebesta Road, please show the front
setback by Sebesta, the rear setback to the plan's south, and side setbacks to the
plan's west and east.

5. Please show and describe the size of the church's water and sewer service lines.
6. Please show the location of the water meters.

8. Parking spaces are required to be 20 ft. long, or 18 ft. if there is room for 2 ft. of
overhang. The wheelstops need to be removed from the handicap parking spaces
because the spaces are 18 ft. and automobiles need to be able to hang over the
sidewalk by 2 ft.

10. A 6 ft. solid screening fence is required between the church property and residential
property. Please show how this project meets or will meet this requirement.
11. Please note: Staff is researching if the increased use of the church facility will require
more than the residential -type solid waste disposal that is used now. If a dumpster is
necessary, a dumpster pad screened by landscaping or an 8 ft. screening fence will be
necessary.
12. A curb detail needs to be approved with the site plan. We will attach the curb detail
submitted to the site plan, or you may include it on the on the plan.

PLANNING
1. Need to show zoning for subject property, and the zoning for the abutting
properties.
2. Show and label setbacks.
3. Need to show all easements noting if they are existing or proposed. There are
some easements shown on the 1997 plans, why aren't they shown on this
plan?
4. Need to note if property is in 100 -year flood plain, or not.
5. Need to show all utility lines on the site plan and note if they are existing or
proposed, we also need to know size.
6. You will need to show water and sewer legend showing demands. Is the
meter location /service changing?
7. Need to note square footage of buildings on plans.
8. Need to designate Handicap parking spaces and ramps, esp. since you are
removing the existing ones.
9. Need to show landscape reserve along Sebesta.
10. Need to show existing fences. A fence will be required by developer for
screening from southwest corner to southeast corner.
11. What type of solid waste pickup do you have now, and is it screened?
12. Need to show curb detail on plans.
13. The application lists current use of property as preschool. This use was not
previously approved. This can be included in this use permit. We just need
accurate information. Will the hours of operation or the # of children attending
change with the expansion or in the future?
14. Is there going to be any outside playground area? If yes, where?

ENGINEERING
1. Need to show the existing and proposed pavement. Along with comment #13
above, need to show a pavement detail on plans. The pavement surface
affects the drainage runoff.
2. The post - development drainage runoff needs to be less than or equal to the
pre - development runoff. A Drainage Report or a Drainage Letter is necessary
to justify this. Please also indicate how you are going to handle the roof
drainage.

4. Along with comments 3, 5 and 6 above, need to show existing /proposed
utilities and that they are properly contained in the appropriate easements.
5. Please show calculations for estimated domestic water and sewer usage:
minimum, average and maximum. Domestic water meters will be sized
accordingly.
6. Include in your General Notes that all construction shall be in accordance with
the current City of College Station Standard Details and Specifications for
Water, Sewer, Drainage and Street Construction.

ELECTRICAL
1. Developer responsible for the installation of conduit per city design and
requirements.
2. Need electric load data for service requirements ASAP.
3. Coordinate necessary easement to cover all electrical infrastructure as

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City
Ordinance 2394.
2. Back Flow devises must be tested upon installation as per City Ordinance
2394.
