The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, February 19, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for March 1, 2001 6:30 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Development Review Manager Development Services City of College Station PO Box 9960 College Station, Texas 77842 RE: Response to Staff Review Comments for Estates at River Run Phase 3, Preliminary Plat Dear Bridgette: Attached to ten (10) revised bluelines and one (1) mylar original plat is our response to staff review comments as follows: Planning 1. The city limit has been shown boldly on the vicinity map. 2. The acreage has been shown in the title block as requested. 3. The east line on Lot 1 was changed from N 18° 28' 37" E to S 18° 28' 37" W. Since there are no metes and bounds submitted with this plat, all the perimeter bearings flow in a clockwise direction. 4. There is now only one (1) Lot 29. 5. There is not a description missing between K14 and K15. K14 is a straight -line segment and K15 is a long curve. As shown on the plat, Lot 4 frontage is comprised of K13, K14, and K15. 6. We removed the reference of Tract 3 from the plat. 7. The name of the well is Conlee State Well. 8. We have shown approximate overall dimensions and acrearage in Lots 1 & 4 in the areas that are being retained for mineral surface use. Engineering 1. We have changed the delta information on the cul -de -sac to be correct. y.2. We have bolded the hundred -year flood plain line. It now matches with the previously approved preliminary plat whose flood plain boundaries were approved by the County F000dplain Administrator and the floodplain is a summary of TxDOT river gage readings at Highway 60, the FEMA Firm Flood Panels, Brazos County Soils Maps, historical data from ranchers and by information obtained from oil well drilling pads and this is the high bank of the river with overflow going into Burleson County. Sincerely, rr(" yWe I ls Project Manager 000600-c.20-104(3395) MEMORANDUM February 22, 2001 TO: Planning and Zoning Commission FROM: Molly Hitchcock, Staff Planner SUBJECT: PRELIMINARY PLAT for THE ESTATES AT RIVER RUN PHASE III (PP) Item: Discussion and possible action on a preliminary plat for the Estates at River Run Phase III consisting of 214.71 acres in the ETJ. (01 -036) Applicant: Larry Wells of Municipal Development Group Staff Recommendations: Staff recommends approval of the preliminary plat. Item Summary: This preliminary plat is the third and final phase of the Estates of River Run. There will be five large lots bounded by Phases I and II, the Brazos River (which serves as the Brazos County /Burleson County line at this point), and Whites Creek. The lots will have access via a private cul -de -sac with 70 feet of right -of -way. There will be no extension of municipal facilities. This preliminary plat differs from the master preliminary plat (which has now expired) that showed sixteen Phase III lots in two blocks separated by a looped road. Since Phases I and II were final platted off of the master preliminary plat, only a preliminary plat of Phase III is necessary to show the changes proposed. The expired master preliminary plat reflecting Phase III changes was included in the Phase III submittal so the project could be evaluated in the context of the whole River Run development. All preliminary plats are subject to P &Z review. If the Commission finds that the preliminary plat complies with all applicable codes, then the plat should be approved according to state statute requirements. Comprehensive Plan Considerations: The Land Use Plan shows this area to be Rural Density and Floodplain /Streams. Attachments: 1. Area map 2. Application 3. Copy of plat
